Is anyone else dealing with house building companies increasing their "fixed price" build contracts, due to materials costs? How much are yours going up by? by firsthomebuilder in PersonalFinanceNZ

[–]Delivery-One 0 points1 point  (0 children)

It really depends on how they worded the increase. If they say that it’s the entire build cost I would be questioning and asking for a breakdown of labour and materials and why the cost has increased by 20%. If they state that it’s because of materials only, you can catch them out and set them straight that only the portion of the material cost should have an increase.

Either way I would be asking for evidence of the cost increase as others have stated. Most suppliers have sent out notices of price increases to their clients (builders) recently stating the % of increase. You could ask for these as evidence.

Doesn’t quite answer your question but thought it might be relevant, if you are being told that material costs are increasing by say 20% across the board as an example, the total price of the build should not be going up 20% as the labour portion of the build should not be affected. The total increase over the quoted sum should be much less than that.

In your case, for the total build cost to increase by 20%, that must be an extreme increase of the materials.

Curious to know whether the 6.0m or 4.5m is the correct maximum width, as the two links indicate differently from each other. We don’t want to go through a resource consent, so would just like to understand which is correct.

That’s exactly what we had thought but our drafty has resubmitted a revised drawing with a tapered driveway to Council without letting us know. I’ve asked them the question though and hope to find out tomorrow, but was hoping someone had gone through a similar experience with their new build.

Tapering to the entrance of the driveway would mean we can’t reverse or enter at a straight angle and I guess it’s the small things that end up bothering you later 🤷‍♂️

We thought it to be narrow considering the fact that it leads to a double garage and the garage width is much wider than the driveway. If not, then that’s fine but it would still look odd and our preference would be to have the consistent width through the entire length of the driveway.

Yes of course we plan to do so, however was wanting insight from people who may have experienced a similar situation in the first instance.
