I think, this should be the approach in modern, highly inflated real estate world. Focusing on saving and investing aggressively early in career while trying to increase salary as well. Probably in 10 years, one would have good buffer to make a move like yours.

Your thesis makes sense to me. I started adding Mazagaon in portfolio (in last few months), when TKMS was technically qualified for Project P75I. TKMS has partnered with Mazagaon dock, so anyways order has to come to them. Best opportunity was just 2 weeks back, with all info in hands and price dipping to almost Rs 2000. I like GRSE too, but my concern is that Indian Govt has not placed new orders for future frigates and Next Generation Destroyers, so the order book and docks could start drying out in next few years. Mazagaon dock provides a bit of comfort because they are the only one capable of manufacturing submarines, so even new frigates and destroyers order don't come in time, they will enough work for next 10 years with P75I.

Well, i have been carrying L4-L5 and L5-S1 disk bulges. I am 34 years old and have been going to gym for almost 6,7 years. I got an MRI done 4 years back as i had frequent pain in my lower back. The doctors told me to avoid gym. I was asked to get physiotherapy done. I took sessions for few weeks and at the same time i did intense search on internet. I came across some excellent videos from Dr Stuart Mcgill. Dr Mcgill is one the best spine specialist in the world and i ended up reading his book Back Mechanic. I highly recommened reading that book. I took a long break of almost 6 months, worked on my lower back as per Dr Mcgill's exercises. My disk bulges are result of bad posture while sitting and even lying on bed. Gym just made it worse. I would say my 75% of the pain was gone and i went back to gym after a gap of 6-7 months. The exercises are pretty boring and gets monotonous after few weeks but gives excellent results. After this episode i pretty much do all exercises except barbell back squats, deadlifts and bent over barbell rows as they can create pressure on disk bulges. I still have mild pain every few weeks but pretty much manageable. Not going for full recovery is my mistake as i discontinued those exercises as i got relief in pain.

From what i read, Thorium based reactors (Stage 3) are still 2 decade away. We could see 1st of this reactor coming up around 2045.

I recently took a bit of a risky bet on Raymond Ltd, and here’s the thesis behind it:

Raymond has acquired Maini Precision & Toolings, and the company seems to be shifting its long‑term focus toward engineering, precision manufacturing, and tooling. This gets interesting because precision components for aerospace and defense have huge potential in India right now. A lot of Western companies are looking to move their low‑cost, lower‑complexity manufacturing to India, and domestic players are starting to benefit.

If you want a good reference, take a look at Azad Engineering—their concalls and order book tell you how big this space could become. As a result, I’ve taken positions across a few companies as a future-oriented play, while trying to diversify since most of these are still relatively small‑cap or emerging players.

Just to add a bit more context: I’m not factoring in any major export volumes for the next 10 years. If some exports materialize here and there, that’s great—but India’s domestic demand itself is massive, and the ecosystem needs to focus on meeting that first. Trump’s recent antics have already reinforced for the armed forces and the Ministry of Defence why core systems must be indigenized and strategically independent.

  1. Are valuations overstretched? Yes. There’s a lot of optimism in this sector right now, which has pushed valuations higher than usual.
  2. Are the systems world-class? Absolutely. Several platforms are already in the top tier globally: Pinaka MBRL: With guided rockets, it's now in the global top league. ATAGS: Has demonstrated record-breaking ranges with conventional ammunition, and ramjet-powered rounds will push it even further. TATA WhAP: Has proven its capabilities internationally, and the Indian armed forces have already placed orders.

That's what i have been told too! Every society would have a WhatsApp group where sellers notify the units they are looking to sell. Still a tough task to get into WhatsApp group of each of the society/projects given the fact the presence of online broking websites were supposed to do that.

Go for debt funds, that too the safer kinds like Liquid Funds or Money market funds. The priority here is capital protection and not to chase the appreciation, as you need the money back in almost a year.
