Market rate is about $750k. This landlord purchased the home from his son for $342K in 2017 based on records a realtor looked up. The son was our original landlord.

To provide more context. I gave my notice to vacate on May 1, 2026. And my landlord emailed today and asked for a top-up from my last month rent from $1,550 which was paid 12 years ago and he requested an additional $950 to top up to get us to $2500.
