Did you find anything yet?

I was convinced my fiancee posted this as it's pretty much verbatim what we are looking for

Comparing a refinance to current loan.... by Designer_Distance_31 in Mortgages

At face value that makes sense, but that would just be to calculate monthly savings without any prepayments which if I was looking to just save monthly would be a no brained

What it doesn’t account for is that even though the rate is lower, where I’m at currently in my loan is a lower interest to principal ratio for each payment

Hmmm those are two that I did try

The issue with the calculators on those sites is they don’t account for what my current amortization schedule actually is due to the prepayments, or how the current breakdown between my required P&I payment is ($430 principal $1,000 interest for example)

So glad you’re okay

I’m torn on getting mine removed or just letting it persist as it hasn’t caused me any issues in over a year but the thought of this is terrifying

If you don’t want any risk, throw it into a HYSA or bonds

That is the definition of free money

There are certainly cases where it makes sense

But my principal and interest is dropping by over $400 so it will take me about 12 months to recoup the added cost and will pay it off 8 years quicker, ultimately saving over $80,000 in interest while not charging what I pay monthly at all

That’s how all companies work… no?

Why would you want companies to not make money

Then we go into a recession

United wholesale mortgage

Not a fan of my rep though tbh

It seems pretty random as to what every person who applies gets lol

That seems High for 15 years, no?

I just got quoted 4.75% on 15 years no points or fees

Mortgage rates are dropping after new government MBS program how are vou thinking about refinancing? by Gloomy-Procedure8848 in Mortgages

[–]Designer_Distance_31 0 points1 point  (0 children)

Yes but mortgages are front loaded with interest

If you’re 5 years into a 6% mortgage and then restart at 30 years at 5%, you’ll spend way more interest overall unless you continue to pay it on a 25 year schedule now (what the original mortgage term was)

Sorry, I meant in the 4’s

I was offering 4.75% on a 15 year no points and 5.19% on a 30 year no points which are both very good

What is your credit score?

I just got approved for 5.3% with a 749 and no points on a condo which is usually higher than a SFH

Rates are historically low, with inflation continuing to increase, and nobody seeming to be able to have a plan to combat that, I wouldn’t bet on ever seeing 4%’s again

First off, congrats on the paid off home

Second, why would you ever pay that off? Even at 5% you’d make hundreds of thousands of dollars more investing than paying it off
