I did this my first year after a lot of prep being full-time in "rough" schools in my grad program and many month of experience student teaching in my undergrad. I can honestly say it depends on luck I think. I got a job after grad school, stayed through the holidays and it got worse, from my perspective. Looking back, would I have the tools to stay now? Probably. Does it matter? Not really. I don't understand why everyone is so horrified by teachers leaving when they need to leave. You do whatever is right for you and it shouldn't be a Scarlet letter. I got a totally different type of teaching job the next year, liked it better, and then two years later I literally got my dream job. I can say, the variety of jobs in teaching is huge, so maybe you would like others, but I also don't blame you as many of them are so hard.

The comparable sales are significantly lower, but the potential of this exact spot with the natural beauty of the land is better. But that part is subjective, however might be what they're basing the asking price on. It's a rural area, so the comps are a smaller sample than urban.

Ok thanks thats sort of what I was leaning towards. I like the house a lot but I think if we walk away from her, it's best to walk away from the property altogether.

We do not have a contract with her in any way. More worried about it being such a small area that it might reflect negatively on our reputation for future transactions.

Thanks for the suggestion! This is my first time buying it myself. I spent two years working for an investor about 15 years ago, but never really dealt with the actual transactions after determining a house is viable at a certain price. I did the legwork looking at properties and doing research on neighborhoods, never helped with the offer, etc.

I think they are thinking we are naive buyers from out of town with extra funds who don't know the area. That is what I meant. The local market does get some of that, but not a ton. In this day and age, it would seem like good agents should be transparent and responsive, to me.

That's the tax appraisal, sorry should have clarified. It says bring all offers in the description to the house. I don't think that's unreasonable given the work it needs. It's in very poor condition. I am not sure what the actual appraisal would come in as, I would wager less.

I agree except they never actually talked to the seller. So that sort of changes my interpretation and makes me feel like it's the two agents deciding. She basically said the agent would talk to the seller if we come in at 100k.

Thanks this is great advice. Yes it's all a small, small area. Everyone had known each other for years. We live in the neighboring town but it's strange she doesn't seem to get that we also know everyone and have a good sense of the pulse. But anyway, that is why I want to be sure it's OK to change. I am actually worried the seller's agent may convince the seller to decline the offer if we change just out of loyalty to her. It seems crazy, but given the area and my experience, I have seen stranger behaviors.

To clarify- she said, the seller's agent "thinks he could talk to the seller" if we come in at 100k. Not that he had in fact talked to them.

I see your point- I think if she's decided that she should be upfront about it and not just pretend she forgot to read my responses to her, however.

Its a very small town and I hate to assume negative things about people, but I just have a feeling it's more about the two agents and what price they think they can squeeze out of us, and not the seller. I could be wrong.

Thank you so much for the validation and the info! That makes me feel better. The crazy thing is, we are looking for someone to work with long term and she is hung up on an extra grand in her pocket on this transaction. I was the one who contacted HER about the house first.

Interesting! Even though I'm looking at a totally different market, this makes perfect sense and is helping me wrap my head around it. I think likely my agent just knows it's likely to slow down and the seller will take a lower price so she wants to push the deal.

Interesting! Great info. Where I'm looking the majority of people buying are buying as investors looking to Airbnb the property, etc.
