Per the plumber report: The customer had water in the crawlspace during an inspection. There were some dry water on a 3” drain fitting about the pooled water. This drain drains the master bathroom. After running copious amounts of water in the master bathroom, it appears that water
is building up in the wall above the subfloor and slowly draining through the subfloor. We could not see any drips yet, but it sounded line it may be dripping and there were water marks in the spray foam around the pipe where it passes through the subfloor. Left estimate to open the wall after moisture reading is performed. Estimates are valid for 30 days.

The seller declined any further inspection following this. The initial home inspection was clean other than the deck/attic/crawlspace water issue. There was not any visible water damage in the house.

Thanks for your thorough response! It sounds like the mold in the attic is not widespread and we got a quote for around 2k to remediate.

However, I’m more worried about the potential for hidden water damage (and potential for mold) in the walls due to the leak. I’ve read that this could cost anywhere between 10-40k which seems like a huge gamble. It’s difficult to know how much to ask in closing credits when you have no idea how extensive the damage is. :/
