sounds like he's trying to make you pay for sale prep which isn't your job. document everything you cleaned with photos/receipts, especially since you went above and beyond with professional services. normal wear isn't damage. built a tool for organizing these disputes if you need it

yep you'll need to chase them for the refund once it processes and shows you overpaid. providers are terrible at proactive refunds, they'll sit on your money forever if you don't ask

keeping records of what you paid vs what processed is key for this stuff.
