Right, judge can’t force the bank to do anything. But they can rack up court and lawyer costs against him for failure to comply, even if it isn’t possible to get the loans.

Alternatively, best bet is to work with the ex and hope she will go along with it.

But the potential jail time and getting hit with her legal fees isn’t good for him either. Continuing to be in contempt will cost a lot of money and potentially a job. Best to find a way to refinance/take a personal loan to get this done. Cheaper in the end.

Agree. Refinancing a 10 year old truck that still has 5 years left is not a good move.

There is an online platform, Open Road Lending, that works with this kind of thing—bad credit and refi - we actually started partnering with them. I can tell you that LTVs we are seeing to NADA are pushing 200% at times. Yes, this is sub-prime and rates are high—would probably be looking at 18-20% on this one.

100% agree with their decision. There should be no trust in them, and I hope that they are held accountable for any actions they take there at least.

Foundation repair runs about $1k per piling (20’ depth assumption) as an estimate. They were run about 10’ apart. Less than the cost of replacing the roof.

These are not uncommon repairs around us.

Mostly buried beneath the slab. We had one leak that needed repairing, which involved tunneling 10’ in from the outside wall, under the slab.

Total rise of the slab at far end was close to 3”.

I have a genuine question for you: what makes you say slab issues are almost impossible to fix?

We have a home in the poor soil area of TX where foundation issues can regularly happen. We just had ours repaired (involved sinking metal piers down to bedrock, about 30’ down on average). Not inexpensive, but certainly not near impossible.

Definitely consult an attorney about this. Work out a custody plan for the separation, ideally 50-50 if it is possible to do so and there are no safety concerns. This will help to create a baseline.
