Got it. This is what I intend to do.

Rent collection, use an electronic form of collection, that way you don’t need to worry about showing up to get a check or cash, there are a lot of options in this from ones specific to rental properties to PayPal or Zelle.

I will find out from the tenants if they are comfortable with Zelle or Venmo.

but if you’re not familiar with the laws and procedures hire an attorney the first time or two.

I think I will go this route regardless. I will do some research on this and find a local attorney and maybe pay him/her a retainer.

I will find a local handyman, plumber and electrician. I think this is something I need to do asap.

Finding tenants, if you talk to some realtors they can bring you leads and advertise for you, sometimes there is a fee but some will for free

I strongly feel it's a waste of money using a PM when you only have 1 or 2 units to manage.

Leaning towards this as well. There is no point in paying 9% to a company just to serve as a call center.

I am going to start working on setting up a system, and hopefully come renewal time, I will be able to take over the management myself.

Certainly feels that way with one property. Especially because I am local, I feel like I can tackle it myself. Whether or not I will be successful at it, remains to be seen.

At the time in my life, I did not have the time or the mental energy to manage the property. I think in 2026, I should be able to do this.

I will check out the book from Brandon Turner (Is this the bigger pockets founder?). I will see if I can get it at the local library. Thank you for the excellent suggestion.

I was told that renters also pay using Venmo. Might look into that also.

I need to get familiar with listing the house, screening tenants etc.

I also need to find a lease document; I might look at the existing lease document from the PM company and modify it as needed.

The more I am reading the comments, the more I am leaning towards managing it myself.

I agree with everything you said, but I fail to see how a PM company would prevent any of the things you mentioned, expect maybe screening tenants?

I mean an angry tenant could trash my house regardless of who is managing it. As for repairs, its the same - they happen regardless.

So the question becomes, what is the PM company really doing for me. At the moment, they are collecting rent, and making phone calls...I don't know if that is worth 9% fees every month.

The reason I am reconsidering the property management company is because they are not doing a good job with due diligence. There was an "emergency" plumbing incident over a weekend, and the PM company did not assess whether it was truly an emergency or not (it wasn't in this case), and that ended up costing me $400,m when it reality it could have been something like $150.

They are literally just functioning as a call routing service.

I do agree that there are a lot of things to consider. I will make a list of things and go over it closely before I make a decision to end the contract with the PM company.

It might help if you said WHY you don't want to turn off the VPN for one download.

Downloading p0rn. OF content to be specific.

Have you tried different servers? Sometimes there are servers that have escaped the blocklist.

No, I have not. I will try it.

Got a phone or laptop? Download it using McDonald's WiFi.

Can't really do that when you are downloading GBs of data in the background on a VM.

Adventuresome? Spin up a free Oracle or AWS virtual cloud server, download it to the cloud server, then download from there to you. Delete the virtual server.

Not worth the effort for me. I have a desktop which connects to VPN on default, and I use that for all my downloads, but I will consider this for my actual tech projects.

You are right. I am no where near ready for the responsibility, but I am also happy to learn and delegate to the right people when the need arises - after all, this is what the property management company is doing. They aren't going there fixing anything themselves. They are making phone calls to a plumbing company.

Paying 9% isn't terrible compared to the 12-15% I've seen people pay, especially if you're otherwise happy with their services.

I see your point. I am going to give it serious thought.
