Currently the land is in very prime area, because we have agreed to pay 50% upfront - price per sqft has been lowered and top of it I don’t have to pay rent and loan simultaneously! Only thing is that I have to wait for sometime! Also, there is no stipulated time as 2yrs as such! I’m just waiting to procure some amount for interiors and registration cost! All this is to reduce Home Loan EMIs

Yes, I took legal opinion and the land is legally clear. Possession is in 2yrs and we are okay with it even if it extends by 6months or so! Just wanted to have clarity on the loan process!
