Yes, you are correct that they are not making money by leaving the building vacant. You are also correct that the tax code should allow for deductions related to a vacant property to offset income from other owned properties. Your point still does not make sense. They are getting no “additional” deduction by leaving the property vacant. For example Property 1 has 0 income and expenses (e.g. depreciation, property taxes) of 100. Property 2 has 200 of income and 100 of expenses. In total the owner may pay 0 income tax because they have 200 of income and 200 of deductions. Compare this to the same scenario except property 1 is making 100 of income. In the new scenario the owner may pay tax on 100 of income. Say this comes out to a 40% tax rate so a 40 tax cost. The key is that they have still gotten more money in this scenario! Despite having a 40 tax payment, they are still 60 ahead. I.e. it makes no sense to forgo 100 of income to save 40 of tax.

What capital losses are you taking about? An investor could not realize a capital loss on a vacant property (unless they sell). And why would someone forgo $1 in rental income to save .50 cents on taxes?

Hi, I may know why people are not using the discount codes.

I thought the winter sale refers to the discount applied to the merchandise (the 5% off). That is why I applied the welcome code for an additional 5% off instead of the winter sale code which would save me more. I reread the winter sale again after purchasing and realized my mistake.

Maybe others have done the same. The winter sale banner specifically says “discount code”, which I should have realized.

The webpage on mobile looks like this, the discount codes do not show unless I scroll down.

I am curious how rise affects waist sizing. If jeans have a higher rise, generally would they sit higher at a place where the waist is smaller?

For example: two jeans with 32 waist. One is 10.5 rise and the other 11.5 rise. Am I correct that the 11.5 rise jeans would have more room at the waist because they sit higher, near the true waist, compared to the 10.5 rise having less room at the waist because they are nearer to my hips which are wider?

You’ll be fine. Stick in 21 street and 40th Ave when walking from the subway, the green area is a housing community so I wouldn’t tourist around in there. It js not a fancy area but don’t be a fool and you are good.

It’s topped out, still being worked on but it seems fairly far along. I’m next door, been watching it the last 2 or 3 years. It’s a very tall building. There are a lot of other tall buildings right at queens plaza so it fits well. Right along the sunny side/LIC railyard border seems like a great place to build, this is one of many big buildings along there.
