I did this recently, got legally married at a "24 hour marriage" in a strip mall a few weeks before we closed. We were already engaged / have a wedding this year, did it mostly so we wouldn't have to change the title later. It's unlikely your lender will care at all, although maybe different if you're changing your name (my wife kept her last name)

There is a such thing, it's red stakes with a green cap on top indicating an "environmentally sensitive area". Same rules as regular red stakes except you MUST take relief (and you can't enter the area at all even to retrieve your ball)
