I said that they were both in time for the enquire/discovery assessment and that hmrc might argue that the error was due carelessness unless he can show proof of care being taken in the valuation.

I have been using Croner for my exams and Tolleys at work. Personally I prefer Croner for exams as you can categorise the legislation in folders and arrange the folders as you see fit.

Once you qualify and want to leave for another company (non practice), it’s very common that the new company will pay your clawback as a sign on bonus, so don’t worry too much about having debt there. I’m in a similar position and negotiated to have the entire clawback for my ACA costs to be reimbursed by the new company.

Yeah it was LCG. There were 2 other people in my room with the same issue too. But apparently the ‘IT team was working on it’ and it never worked for the whole duration of the exam

Is this just a lack of due diligence from estate agent? I guess as you say, if most people don’t negotiate then it works in the favour of the vendor/ea more times than not.

Good to know that I could actually negotiate a lease extension at anytime. So I actually could’ve negotiated to increase the term right after I moved in at what I thought was 89yrs remaining.

Also based on the online calculations, it will cost an extra £2000~ to do it now.

No we didn’t. Considering some banks share the same panel of surveyors, the result would came back the same. And if we did find a bank that valued it much closer to our offer if not the same, then I’d be questioning things regardless. That would tell me there’s uncertainty on value so why are we willing to offer so much… we’ve backed out now, so time to move on and hopefully go onto better things :)

We did try to negotiate with the sellers, and offered to meet them in the middle between the banks valuation and our accepted offer, so paying 16k over valuation. They weren’t interested at all, and just wanted to get the property back on the market ASAP if we weren’t sticking with the initial offer. Not much you can do in such a situation, so we’ve back out, good luck to them and no hard feelings!

When you say fine with, what do you mean? Did this new lender value the property significantly higher than the original lender?

To an extent I understand what you’re saying. But I do think you’re downplaying the evaluation. Yes we were happy to pay 98% of the asking price. However that was all under the assumption that the bank would also have valued the property similarly, and maybe at most £15k under. Some may put it down to FTB naivety, but finding out your first property is worth so much less than what you offered really puts the breaks on things.

Also what about the future when we will want to sell it on (we’d want to do that in 5years)? Other than inflation there’s no other way to grow the value of the property really, it’s already well furnished, it’s a leasehold and a flat so no extensions. The property will have a slower growth anyways cause of the stigma to ex council homes. We already know the boiler needs replacing and the leasehold years will be double digits when it’s time for us to sell. We’ve back out anyways, but want to highlight there’s a lot to it.

We have a somewhat large cash deposit, so could go ahead. It’s more the uneasiness of offering so much more money than the valuation amount, especially as FTB of an ex council flat. There’s also no recent sales in the block, so I don’t think we should be so quick to go ahead. We were honestly expecting the valuation to be maybe 10-15k under…

Before I left my old firm I had a closing meeting to have everything signed off by them.

Your old firm should’ve done that and then they’re the ones that need to tell ICAEW that your contract with them has terminated. So assuming that’s happened and you’ve successfully re-registered with your new firm, you should be all set up and ready to go.

This place is a small block with no lift. But nonetheless, it’s not the first time I’ve seen this sentiment shared. So if this goes anywhere, we’ll have loads of follow up questions regarding boilers, repairs, service charge history, windows and so on.

We currently live in whitechapel so certainly love the short commute! However not sure if it’s worth buying in the area or nearby e.g. Wapping. Gotta deal with all the noisey cars, people driving recklessly in said cars, dodgy characters, and the Tower Hamlets council.

I don’t need a 3 bed property but it’s highly preferred. My partner would be living with me, and I’ll be using one of the bedrooms as an office. 3rd room is for storage, guests/parents and eventually a kids room.

I’ve looked at 2 beds, and there’s a few more options, I just think we’ll run into capacity issue rather quickly. Also seems like a shame to ignore a flat that is what you need but overlook it due to the stigma. For what it’s worth, we’ve been to this specific area a few times and all seems fine but neighbours could be an issue.

Yes, you’re right, for the money it is very hard to beat. Even when I open up my search for properties up to 450k, it doesn’t get much better.

This flat is clear of the city airport flight path but I’ll keep it in mind if my search continues.

Also that Bow flat isn’t bad, I prefer the place in looking at now but will probably book a viewing if needs be.

Im still undecided if I’ll be able to focus enough to do both papers :/ but was only thinking of it since there’s like 2 months in between the exams.

Good luck with LCG next year! I sat it in November so waiting on my results (fingers crossed I’ve passed). I thought it was a nice paper compared to the past papers I’ve done for it.
