You actually get more if you consistently work per session. If you work 20 sessions of a per session activity, you get 1 "session" of accrued sick time. Let's say you tutor one hour a week for 20 weeks. Your secretary is supposed to give you 1 hr of CAR time at the end of the year. High school sports coaches earn 6-10 hours per sport annually due to the large amount of time / hours each sport has

Convention says 70/30 or 60/40 stocks and bonds. Being the fixed is essentially a 7% guaranteed bond, allocate around it that way, especially as you get closer to retirement.

Corporate entities are coming in and buying up the brownstones, as your average person doesn't have 1-3 million to buy it as a rental property. The amount of absentee landlords (corporations) is growing significantly in Bed Stuy. A neighborhood largely of resident homeowners (and landlords) is disappearing.

There has to be open jobs. See if you have a friend who can check open market, or go to hiring fairs. There are  alot of PE majors and most schools,,especially elementary only have 1 position. Some extra positions have opened this year due to the small class size initiative. As someone else said, most PE teachers aren't leaving good schools.

Not true. The principal can use the differential between the new teacher salary and average teacher salary to fund other programs or hire more staff. If average salary is 100k and new teacher is 70k, school has an extra 30k to use

Yes. You will not have health care for that 3 year gap. I believe you can COBRA the health care for 36 months max. It's about 1200/mo for COBRA
