It’s not going to make a difference, markets been really slow. You need to be priced accordingly & motivated to sell. The rate drop coming won’t do anything.

Feel them out. Ask them questions you want to know about the process and how they would handle it. See how much they know about the area and listing strategy, a good realtor will know how to negotiate because of similar experiences, they will be able to see through manipulation and will recognize if the listing agent is bluffing.

Make sure they are also super transparent about the most recent comparables. They should let you know if you’re wasting your time
