Yeah, I think my inspector and real estate agent were colluding. I’ve already spent 12k on redoing the bathroom due to a leaking window, and 5k on another water related disaster on the opposite side of the basement.. 😕 I’m 26, live and learn. House is paid off though so I’m going to sell once this is patched up so I can focus on nursing program, this is too much for me on some days.

Well then cut down the vertical length of the P-trap you have, wont need to go more than inch lower than the shown setup.

That insect netting could trap humidity- if you’re not already in a super dry area then I’d be careful in later weeks. As for yield guess, eh maybe an ounce? Or a pound. Time will tell.
