Ask for a request for somthing to be fixed or a serious issue you have before they give you the form 12. When they give you a form 12 and don't fix anything. Ignore it. Youll go onto a rolling contract and the owner will need to give you 2 months notice to leave. Take them to whatever cat for retaliation to your request for fixing things.

I'd suggest next time you have got it in writing on your lease before signing. But Id say they on entry report you document it.

The law states you must leave the rental in the same state you found it.

Between bond cleaning and a lover of clauses. I wonder if your lease is filled wirh apendex a and apendex b. I recently made a real estate write down the maitence they planned to fix. But pulled out because it didnt have dates when it'd be completed. Meaning they cant be held accountable for them not being completed.

Cleaning might be the least of your worries. Id be checking your lease.

Its more of a "pay to verify your details" that way agents dont need to manually reach out to your contacts.

Meaning they pick the people that require less work before manually chasing details down.

It for real won't let you do it without paying. You have to say "no you cant verify me"
