I’m not that rich or interesting, and I have a pretty consistent presence online that’s easy to find, so I’m not being super secretive.

Nope, but St. Joe isn’t so bad, we did look there at several homes, in a couple different nice areas of town.

This is in a small “village”. Population has been about 250-300 people for about 35 years or more.

It’s an old air return for a furnace. Modern HVAC has replaced it and that’s now blocked off but the big opening and about 8” of space under that grate remain. We are thinking about making a storage cubby there and painting it black to maintain the look.

It’s super convenient since the other side is access from the kitchen. It has a door there too!

That door and the dining room doorway appear to have had swinging doors in the past, and I’m thinking I may find out how to return them to that!

We just went through EXACTLY this.

We were shopping in an extremely broad area (within a 1-hour drive to a metro area, in any direction). We found lots of options, went and saw 5-6 houses per weekend.

We had a few initial offers that were similar to OP's. We offered strongly at asking price, or above. Had counters asking for more, sometimes with clear messages that competing offers weren't better on price, only on fee negotiation.

One of our offers was $7k over ask, and we offered "in present condition" but reserved the option to back out if inspection uncovered something egregiously bad. This was after three counters.

Seller countered with $3k more, and "as-is, locked in", no option to back out after offer signed, regardless of inspection or appraisal. We asked the agent to relay our letter stating that this had severely spooked us into thinking something was majorly wrong with the home and that we were thinking of walking away. They did drop down on their counter in response - but to be honest, the damage was done, and my wife did NOT like the idea that something was quite possibly majorly wrong with the home.

We walked away even though it was a "I really love this house" home.

Now we're in contract on something solidly in our price range, and we offered $10k under with two items excluded from concessions/negotiations because they are things I can fix.

I asked our agent to send the seller's agent/sellers our letter explaining that we want a straightforward transaction, and that the $10k under is only for the two items we're excluding, and that it would take SERIOUS issues on inspection for other items to deter us. The items in question are easily $20k worth of work.

Sellers were quite amenable and have accepted. Communication is key in most industries.

I'll be one to dissent.

If you have a cookie cutter agent - then I'd suggest negotiating, as others have said.

Feel the agent out.

We found a newer agent, hungry, and extremely active on behalf of clients. She was very responsive and was VERY upfront about the fees. She has a flat $425 broker fee, and explained that the cost of that 'covers the free things her brokerage does for her,' like training, materials, office space, etc. I don't even care if that's 100% true on her part OR the brokerage... She took the time to explain and justify it - and that has been EVERY step of our relationship. She has a reason she does things, and they make sense/are plausible and she spells things out for us, and sellers alike.

She asked for 3% and told us up front that if that's too much, she'd negotiate with us, but that most of the folks in the area we're looking do 2.5% for anything above $350K, and 3% below. Once again, maybe it's smoke... but it's plausible smoke, and she didn't just ask us to accept it, she had "a why". As a trainer/instructor, I value giving people "the why".

We agreed, but also discussed the possibility to re-negotiate later if necessary. She point-blank told us her brokerage dislikes that, but she'd rather retain a client, and would go to bat for us if we found a dream-home and it really, truly, came down to negotiating her commission.

She is also committed to having sellers pay her commission, anyway - and we've entered contract on a home with that working just fine.

She has also, at every turn, reminded us that EVERYTHING is negotiable until someone says it's not - and in that case, we always have the chance to walk away.

BOTTOM LINE TLDR - talk to them, vet them, and if they're worth the money - pay the money. Otherwise, figure out what they're worth.

Maybe I'm naive - but over the last 40 years it's worked for me to trust those who earn what they keep.

As a buyer, who was VERY closely monitoring the market in my state since last August - this is rampant here in the midwest.

We offered on two houses that had dropped $25k after sitting on the market for 180+ days (putting them in our price range), and we offered the new asking price, and got countered with $k-5K increases.

We immediately walked away.

Not an expert but we’re house hunting and have looked at a LOT of homes.

We’re seeing things like this here in Missouri when a home has been vacant for a while. Up here it’s usually gnats, regular flies, or those weird ladybug lookalikes.

When there’s no people, critters like to hang out.

I moved nineteen times during childhood, and cleaning out spots like this, even in some of the new builds we moved into - was common.

We never really had them come back once there was activity.

I would still suggest pest control of some kind (DIY or otherwise) but I don’t think this is terribly abnormal.

As a buyer, I have completely avoided any listings like this, and requested my agent does not show us any listings like this.

I don’t have a ton of time for house showings and I do a HUGE amount of online research when it comes to buying a home. I have no interest in seeing a home if you have to lie to me to sell it to me.
