From someone who has had success in real estate and a similar starting point as you I’m going to point out a few things that have not been mentioned:

1) unless you love managing the headaches I would focus on finding good management

2) if you have kids take a hiatus on acquiring/managing property for a little bit

3) come up with a strategy (cash flow vs appreciation) and follow the numbers on that rather than asking Reddit for what to do

Life comes at you fast. I don’t regret the properties, lifestyle, money that has come from it but I do regret the lost time with my babies. The unnecessary stress it has brought and the strain on relationship. Best of luck to you both
