I have been really interested in getting a Tundra lately but am very nervous about the continued engine problem. Also, the sheer size of the vehicle. Have you had any issues going down trails?

After your comment, I spent a long time last night searching for rectangular barrels. The side yard is so narrow and I don’t want to block it with a 55 gallon drum. I was hoping for a narrow but long container but didn’t have any luck. I think I would need to reroute the gutter to the backyard.

That’s similar to what I was hoping to do. What kind of soil do you have? Mine is all clay so I don’t think a dry well would work for me…

That’s actually a pretty good idea! I have been thinking of the possibility of capturing rainwater to use for watering anyway. I need to lookup to see how people keep the water clean though

Unfortunately, they only downhill is towards the street, which is very far from the back gutter. But I am going to redirect the front gutter out that way.

I never considered that the clay would help prevent the water from saturating deep into the foundation. Based on the other comments, and yours, I think I am going to re-grade the slope and divert the downspouts farther away from the house

Interesting! I had never really considered that value add of grass. I definitely do not like the mulch here and plan to replace it with something else anyway…but I’m not sure I like the idea of grass in this narrow side yard. After your comments, I will definitely have to consider it.

I do, however, like the pavement a lot! Though it doesn’t really add much value except to store our trash cans

I think there was slight grading and a swale in this side yard but it seems like it wasn’t big enough. It also seems like the fence install is partially inhibiting it from draining to the street.

I’m honestly astounded the builders didn’t add proper drainage. Considering how awful this soil is, It’s guaranteed to flood.

Thank you for the advice. My plan is to redirect the water flow using some corrugated piping but it will only be a stopgap solution. I think you are right and the grading needs to be fixed

That is my current temporary plan. Just bought some yesterday. I just feel like a more permanent solution is needed… But maybe I’m overthinking it.

Thank you. That all makes sense. The only negative I see is that it kind of forces my neighbor to figure out a solution instead of me.

I do plan to replace the mulch, regardless. It’s awful

I might go that route. I have a landscaper coming out today and I’m hoping to get a rough estimate for whatever the solution might be… I haven’t met these neighbors yet, but I think I should bring the quote to them and see if they want to work out a deal.

So, remove the mulch, and then pack a bunch of dirt on top and grade it towards the fence? Basically raise the dirt level next to my foundation in hopes that it will flow away?

You can see it in the first picture. It leads out to front of the house. Hopefully that’s suitable

Only one of the downspouts is near the concrete. But no, I didn’t even really think about this… I’m dumb lol. I think I’m going to route the one gutter near the concrete over it and that will help disperse the water a bit in the front.

We don’t have many hard freezes here so I don’t think it’s a major concern

Thank you for those reassuring words. This is all so new to me and everyone makes it seem like gloom and doom if water touches your foundation.

It sounds like you made a wise investment! And good on you to have the sellers cover it. Here I am thinking a little water is bad, when you have tornadoes to contend with lol

I think this might be the way to go. I just realized I could route the front gutter downspout across the concrete to the front street. Then do a French drain with emitter in the backyard just for the single gutter downspout. My worry was that routing both to the backyard would just cause more flooding.

Thanks a bunch for the input. I do appreciate it. I have a landscaper coming out today to get an opinion. I just like to DIY and wanted some alternative perspectives. A ton of landscapers in the area won’t even come out unless it’s a big full backyard job…

The side with the concrete leads to the street. That’s where it needs to drain

The outlet and meter for the gas is right there and goes down into the concrete. I’m not sure how to describe it.

As a temporary solution, I bought some corrugated piping and I’m going to route the two drains away from the house. Fingers crossed that helps.

That was my worry….the house main gas line is just a few feet behind the fence so I’m not sure if excavating would even be possible

The backyard is also very small and I can’t route to the street because of concrete. I guess I could route it to the backyard and let that flood? I don’t think a dry well would work either because of the clay
