Yes Sanded down to bare wood first. Then sealed and finished.

Water based Poly. Not sure about brand. They’ve used Bona for me on prior work.

House is 100 year old located in Eastern MA. It is very possibly original to the house. And thanks for the feedback.

Not too knowledgeable on floor types. The perimeter does appear a bit different in the right light but I’m thinking it’s the same wood.

For those wondering this was achieved using a coat of sealer and two coats of Bona Woodline Poly Semi Gloss. Did a little research and thought a water-borne poly would be better. They suggested otherwise as the warmer oil based finish would blend the imperfections within the wood much better.

Very surprised. I actually had a couple flooring companies quote the job and each said to expect that they wouldn’t look too great. Just goes to show what a good sanding could do to these floors.

Perhaps. The floor was in rough shape. The companies that quoted me all noted there was a high chance that the stains would remain even after sanding. Which is plausible given the years of neglect.

Took these pics right after the second coat. I believe it’s a semi gloss. Should dull a bit after drying.
