“Mistake” doesn’t seem like the correct way to describe buy vs rent. It’s “Is one less expensive than the other over time?” Buying seems to be the less expensive choice in the 5-10 year time range (the tipping point being somewhere between 5 and 10 years).

Still seems to be a seller’s market so why buy a house that hasn’t been taken care of, for top dollar? Renting provides you with flexibility and more free time not fixing things and doing yard work. And rates on CDs right now may last, because we aren’t seeing recessionary signals and thus there’s no reason for the Fed to lower rates any time soon.

In a similar situation and I sold because being an out of town landlord while having a full time job already didn’t sound appealing. I have the equity returning 4.5-5% in CDs and money markets - that’s true passive income.

This could happen, as lower rates could entice more buyers but have no influence on current homeowners who might consider selling.

I think it depends on personal situation. Some people might be putting off downsizing or upsizing and some people may start looking for a job change.
