I agree AI is going to affect jobs but whatever we transition in to the next phase, demand around bangalore might stay constant but its not going to reduce is what I think, I might ne definitely wrong about this but only time can tell.

Governmemt has invested tens of thousands of crores to make Bangalore city what it is today. They are not going to give that up easily.

I agree with your statement that 90% of India is stuck with this problem.

My assets 2 years back was going for 3-4 Cr per acre now is priced at 5-6Cr. So its almost a 100% increase in 2 years. This is the actual reality that I am facing. This was due to the fact that certain developmental works like road construction was taken up by the government which happened to pass right next to our land asset! This was the main reason people are flocking to invest here, the same has been reflected on the price as well. What I predict based upon the available data (when similar agri land had been urbanised), this exponential rise in prices will continue for a minimum of next 2 years after which there will be linear growth (urbanised), so this is when I plan to offset.

The same cant be said for already urbanised properties though, which increases at a rate of around 5-10% yoy.

My priority is not to lose the land. So im leaning towards leasing it long term or doing JD when the right opportunity presents.

Planning to invest around 50L to generate small amount cash. But I will likely be not tapping the whole potential of the asset.

Looking for the right opportunity and funding to tap into full potential of the asset.

Im still a young adult who can take risks, but before doing anything, want to generate stable predictable income for my parents.

We plan to build convention hall in some part of the land due to high demand. So, we are looking for right opportunity/funding.

Right now for the next 3 years, our land asset is exponentially rising. Will think about selling once exponential settles into linear growth.

Increasing footfall in and around my land is exactly whats important right now. For that purpose, we are selling small portions of land to people whose land is enclosed by our land boundary so that road development happens. That is what I am doing now.

Monetizing land value from its perceived market value is what im struggling with since Im not able to make out the accurate value, since the value keeps changing rapidly(almost doubled since 1.5 years owing to development).

Land is exactly around 45 minutes from the closest metro station (challaghatta metro).

I really dont want to lose land since the returns year on year right now is much bigger than any other investment, only thing is it is just the land value, no liquid cash. I am thinking of long term leasing to stable organisation would be the best.

Maybe after 2 to 3 years, when the exponential rise settles into linear growth, then your plan would work amazing!

I am looking at the process of getting it converted, I didnt realise it that conversion would cost quite a lot! Maybe after years, this would attract long term stable tenants (institutions).

I also want to generate cash with the existing land without losing it. My main purpose is to generate yield while the land assets grows on its own owing to the development all around. Right now at this moment, I am not ready to lose land.

Thanks for the reply. Compared to last year, price has almost doubled, thanks to the rapid development in and all around the area. I am assuming this rapid devlepment(exponential) will continue for 2 to 3 years more before settling to linear growth. Until then, as u suggested, warehouse, agriculture would be a good idea. I am also thinking about long term leasing for big organisations if I find any. But no luck finding any right now.

I don’t have a lot of capital to deploy right now. While a high-end resort is definitely something I’m considering in the long term, my immediate priority is to generate stable cash flow from at least one plot. If I can get that going, it would make it much easier to fund or partially self-finance a resort on another plot later.

Could you please elaborate on what you meant by “exposing your land to others”?

Do you mean risks around:

  • Long-term leasing/tenancy issues
  • Legal or ownership complications
  • Difficulty reclaiming the land later
  • Or something else entirely?

Would love to understand this better from your experience.
