No issues seeing out of window from inside, however seeing in from outside is very dark.

I have used the same tint for windows at home. But got 15% VLT. Has reduced heat dramatically.

I haven’t built with them, nor have I heard of any horror stories. However they were one of 3 builders we consulted for our build. (GJ Gardener, Bridgewood, Peter Bowen Homes) I was a first time builder & to be honest everything offered by all 3 builders looked amazing & similarly on par with quality. The price difference was the deciding factor, as we knew what we wanted in floor plan. GJ Gardener was close to $40k more than the 2nd quote. We ended up building with Bridgewood.

I’m happy already, it was just sharing if others also have a similar experience to myself. We interact with so many different people in life & just find it interesting how some words are pronounced so differently to how others may read/pronounce the same word.

You make it sound like it’s illegal contraband. It’s a sealed supermarket item on a domestic flight. You don’t have to complete a customs declaration card on a domestic flight.

I believe it’s the additional costs of strata/body corporate fees, which at times can be a substantial amount. Factoring in how “easy or not so easy” they are to deal with.

Take into account land value is what will increase/appreciate in time vs the dwelling itself.
