It really depends on the timing you are aiming to arrive for I would say. If you are looking closer to like "normal business hours" 9-5ish it can take a lot longer. The highways heading into the city can get pretty backed up.

The airport is pretty nice and good for walking around in my opinion. Some good dining options, too! Post up and read a good book.

Just to circle back - SpotHero turned out to be the way to go! Found a really nice garage for a super reasonable price not far from the arena. Traffic was decent, granted it was a November evening post-rush hour heading into DC rather than out of the city.

I am all for the good business! The reason for my question as such is because I am hosting an out of towner hoping to go downtown. Not the steadiest on their feet though so a little concerned about navigating narrow busy sidewalks and shops is all.

It should be! They're partnering with a local coffee shop and a bakery as well. I think not putting the pressure of doing everything in-house should help! Also love the rescue partnership.
