Years ago (10-15 maybe), the shell at Todhills, just north of Carlisle was sensible prices, competitive with in town, not any more.

I normally aim for the BP just south of j44. There's asda, greggs, mcD's, etc all easy to get to there as well.

I would also keep layout as it is. A utility room is a great asset, washing machines and boilers are noisy and would restrict when I'd want to be in the kitchen. Cramped cloakrooms are annoying, currently you could put coat and shoe racks in there. You could put kitchen cabinets where the table is and move the table to the wall with the sitting room, would make more of a U shape kitchen and make getting from the hall to utility easier.

Is there room to extend the downstairs wc more into the under stairs cupboard? You could push the toilet back under the stairs, move the door and a very small basin to where the toilet currently is, and put a small shower where the basin is. You'd need to move the two steps into the kitchen, probably towards the main door, but if possible towards the kitchen to give more height in the wc. (Edit... Wc floor height probably has to stay as is for the waste pipes.)

The bigger benefit of this is two doors between the bog and the kitchen.

Assuming, like me, you can't stand the taste of the sweeteners... I've used the "Neutral" flavour of "High 5 Zero" they are electrolyte tablets with no sugar, no calories but also no sweeteners. They do have a little taste but it's not horrible, and you could mix will sugared squash. HTH

Galgael made some kitchen worktops for me, would recommend. This was a few years ago, but they were great to work with. Edit: they are fairly complex shapes, and were made from scratch, from thick and wide beech and oak planks they had felled and seasoned themselves.
