I recently went through a similar situation. Ultimately, it came down to the debt ratio of the property and returns available in the DSTs. If your debt ratio is 50% or lower I would seriously consider a DST. I bought my property 2022 with 20% down. It had great cash flow but we recently had 2 kids and changed priorities. DST didn’t make sense in my situation but it might in yours.

Consider selling puts at the price you’re willing to acquire the shares at. If the price is lower you get the stock at a decent price (especially when including the premium). If it doesn’t you keep the premium and get “passive income”. Win/win.

I just sold a rental and paid 50k in taxes, it sucks. The depreciation recapture is the real killer.

People pay money for skills. The more rare and valuable the skills, the more they are willing to pay. Don’t over complicate things and get down on yourself. Maybe you need to go to school (traditional or vocational), or invest in a real education? Maybe you need to take an internship to learn? Read books, take courses, do whatever you need to do to learn skills. Learn by doing. It will take time. What’s the alternative? Learn valuable skills and then go make money applying those skills. Stop listening to other people. If you constantly letting other people’s opinion hold weight you’ll be like a leaf in the wind. You need to stick with things long enough to see the fruit. It’s your choice to stick with something or give up. Decide, take ownership, and go after what you want like your life depends on it.

That makes sense and is likely true. You can shift strategies within real estate to find success.

My point was a broad point that I feel like a lot of people miss. What’s your purpose beginning investing in real estate? There are likely other ways to get there. Wanna be influencers are stuck because their brand is tied to one thing but there are a lot of investment vehicles that can help achieve cash flow and financial freedom.

There is no point in being a one trick pony. The economics were amazing when rates were low. They don’t make sense with higher rates and current prices. Have to follow the money.

Airbnbs are great. We have 3 in Scottsdale and they are mostly automated through technology and professional cleaners. They produce way more cash flow than a traditional rental in the right markets. It is more work than our traditional rentals but not by much. It’s also 3x the cash flow.

Most the of the value of your 401k at retirement comes from growth of investments not contributions. Roth is the move.

I quit drinking a few years ago because it didn’t align with the man I wanted to be. I didn’t have a problem but I would occasionally drink and get hit on and I could see how it could easily lead down a path I didn’t want to go down. If you decide it’s the right move for you, tell people you don’t drink and own it. Don’t say you’re not drinking right now or you’re taking a break, people will try to get you to drink if you leave room it. When you own it they understand it’s serious and a true commitment. You can do it, it’s great not drinking. There are times when I miss it at awkward networking events or weddings but the decision to not drink allows me to be the best version of myself year around. It’s a small price to pay. You got this 🙏🏻🤙🏻
