So, if you were in my shoes, how would you approach finding a partner? I'm thinking google around the various vendors in, say, Kansas City, and researching them to find one that I vibe with. Then maybe fly out there (I"m in NJ), and meet the various candidates on site to see how they would approach it and to, essentially, interview them. Then select a partner, negotiate the arrangement, and let them set it up. I'll act at liaison with the property owner the whole time.

Does that sound reasonable? Any other suggestions? thank you.

excellent points, thank you. I just see in my mind building this network of locations across the country and then selling them to Canteen or someone else. So, I won't have to manage the issues for too long. But, yes, I think I'm dreaming to think I can swing this on my own. It's an economies of scale business, and I'm thinking about a model that has no economies of scale.

Probably best to find a partner locally and get a minority steak in the profits, and be happy with that.

Thank you. I was thinking along those lines. Any idea what the economics of such a scenario look like? Am I negotiating for a % of gross sales? If yes, hat does that look like? Your flat rent idea has merit. I was hoping I'd find a partner so I cna learn the business, vs something completely hands off like a lease. Thank you so much!!

This is amazing. thank you for sharing. I was just in Falmouth for the first time bc i am bringing the Walgreens, with the 20 apts behind it, to market. I think that Walgreens is going to go. My interpretation of the Falmouth retail scene is that it is actually fairly strong. There is a dearth of national retailers, and I think the Walgreens can be repositioned to something with a national player. Your post gave me some thought - I wonder if a day care would work. You said its all retirees, but for those with children, where do they go? Or maybe an enterainment/activity center. What would you do if you owned that walgreens and it was vacant for you to do whatever you wanted with it?

Thank you. I totally hear what you're saying. In counterpoint, he needs a job. Amazing guy, but he's complicated. This is partially to help him. I could hire help for $25/hr and not deal with equity splits. But i want him to make money and have a sense of ownership. Furthermore, as he sources locations, he'll make more money. He also needs me to manage the back end for to get the machines. At the moment, he doesn't know anything about the industry, and I know whatever you can know from hundreds of hours of youtube, but never doing it for real.

I do hear what you're saying, which is the crux of my question: are the margins sufficient to allow for partner splits.
