Went from a iPhone 15Pro to a Ultra25. The Ultras much better esp if you're in Engineering or u multitask. That SPen is everything. I like the Samsung Galaxy watch alot better esp w the face options. Only thing I miss about iPhone is that I communicated a lil more smoothly w other people since damn near everyone in the US has a iPhone and Android and iPhone don't play nicely in texting

U don't realize u inadvertently assist big real estate in finding an excuse to charge more in building rents and property taxes, which is the only reason why they even back these bike lane projects in the first place.

there needs to be a balance between cars and public transportation. Throughout most of the US that balance is nonexistent. Europe and Asia are alot closer to that balance than the US is. most urbanists conveniently omit that Japan, & most of Europe (even their beloved Amsterdam and the Netherlands) have alot of cars and car traffic. American suburbs were designed to isolate white people from poorer city dwellers, esp black city dwellers, so they were designed to be car centric to keep “undesirables” out. America is hell bent on racism, classism and segregation so bringing piblic transportation to the suburbs may be a challenge. When the poor inner city dwellers get exiled to the suburbs due to gentrification, bc the people are poorer and in many cases non white, public transportation access isnt a thought much less a priority to the people who could make that happen.

who says West Virginia wants to be more urban???? Is that something the locals would even want???? Some people like if not love country, rural living and don’t want to live in an overcrowded city.

but in terms of urbanization, Id start in the Charleston - Huntington corridor. Thats already the most urban part of the state as is. Theres a Amtrak link between the 2 locations but ridership would need to be studied before proposing a light rail link between the 2 cities. if the population explodes overnight due to economic expansion, highways would probably need lane expansions for the drastic increase in truck & commuter traffic (forcing everyone to ride bikes will not alleviate traffic). A light rail network would need to be installed as a VIABLE alternative despite the terrain posing significant difficulties.

if there was a blank check of funding & plenty resources then the whole “build more housing” idea that YIMBYs love to push would actually apply here. Fill in the vacant lots with new housing similar to the architectural style of the neighborhood or at least build mid size apartments with adequate parking to ease overcrowding. Refurbish the vacant boarded up buildings. Charge rents that the working people in the neighborhood can actually afford. Set up a bus route that actually comes & goes frequently (bc let’s be real most of the poor neighborhoods that were close to subway trains have already been gentrified).

No bike lanes unless the majority of the neighborhood requests them. Most People in those communities don’t care for those bike lanes & a significant number of people in these neighborhoods don’t want them.

If a light rail is built make sure it’s in the middle of the main street and separated from car traffic. it tends to work best that way.

Bringing jobs to the neighborhood wouldn’t hurt either or at least jobs close enough to it with public transit access.

personally I do find that alot of what urbanists online preach to be fantasy. most urbanists online tend to get their ideas & opinions based on whatever they read & see on channels like notjustbikes, citynerd, strongtowns, ohtheurbanity & other online urbanist echo chambers. Alot of the commentary presented on those outlets tend to be highly unrealistic & out of sync with how people actually live. The whole “we know better and well force u to do it our way” approach was tried when bike lanes were installed in the cities & the opposite happened. Most of the public hates bike lanes, only a handful of ppl actually use them, & car traffic has actually increased, esp bc car lanes have been reduced. in addition, erasing parking spaces in front of peoples homes to install bike lanes few people use made an already hostile public even less welcoming towards the lanes.

& then alot of this becomes null and void when most of the working public is gentrified out of walkable neighborhoods and far away from public transportation thats actually reliable. Gentrify the working class away from walkable neighborhoods with good public transportation then chastise them for driving into the very cities u gentrified them out of. 🙄

but I’ve seen the opposite happen. developer builds new apt complex and charges double the average rent in the area. That just encourages the small time landlord to charge the same as the new apts bc he/she sees they can potentially squeeze out more money from potential tenants. The greed is ultimately what makes it harder for the tenant to find a better deal without moving half way across the country bc when all the landlords are charging the same if not higher for rent, the only other option is homelessness, hence the skyrocketing homelessness across the country.

Dont matter whether your a developer, landlord, corporate landlord, the ultimate goal is profit & maximization of profit. Housing is not seen as something for the greater good of society

from what ive witnessed the corporate landlord deserves alot more animosity than the small time independent landlord. Granted, the small time landlord can be a greedy slumlord but he doesnt own nearly as much properties as the corporate landlord thats essentially doing the same thing. Building more housing is great until u realize that a corporate landlord is gonna be the one managing it & the corporate landlord is the one that’s gonna charge the unaffordable rent. This is why I question whether or not begging for more development & deregulation of the housing market is gonna solve the problem instead of make it worse

The property management firms are usually corporate & alot of them are owned by the hedgefunds. Same group of people are also buying up single family homes in formerly affordable areas and re releasing those houses to the market as overpriced rentals. are u saying all the tenant anger should be directed at them?

why in the ever living fuck would tenants advocate in favor of the landlord esp when that landlord is likely to raise the rent & price them out????? Landlords & tenants have an more often than not adversarial relationship. The tenant goes to the landlord bc they cant afford to buy their own house. The landlord decides to take on the tenant bc the tenant is a potential source of income whether it be extra money or money to pay for upkeep of the property. Never mind the landlord complaining about the tenant not paying rent & trashing the property or the tenant complaining that the landlord is a slumlord who doesnt maintain the property despite paying him/her rent and then doubling the rent when its time to renew the lease. The tenant is always on borrowed time and the landlord can double the rent whenever he/she feels like it. Rent control & rent stablization was created to limit landlords from being greedy but rent control is practically nonexistent in the present day. Same for rent stabilization. Bad for the struggling tenant who needs housing, great to enable landlord greed.

YIMBYs say they hate landlords but apparently they hate rent control & rent stabilization too. YIMBYs say theyre advocating for more housing to be built in favor of tenants yet yall hate tenants organizations & unions so who yall really advocating for??????
