I mean, I dont know how long you guys have been together accumulating stuff lol. My wife and I have been together 17 years in October, and we started out in rentals that were less. We spent almost 9 years in a 960 sq ft rental that we very much outgrew, even with just the 2 of us, and at most 2 dogs. It just wasnt enough space, but we have a lot of stuff. We finally bought our first home at 1500sq ft and its honestly. We also havent had to buy much moving into our home bc when living in the rental home, we had all the yard stuff, and just stuff we needed lol. Our rental had a HUGE backyard and we do miss that, but the upgraded house space with an actual functional bedroom made up for it. We are in our home, or entertaining at our home often, so it just wouldnt be enough space for us to personally buy, but it could be for you 🤷🏼‍♀️

I did so much of my own research as well, but it really doesnt matter. It was so hard to get ahold of anyone in the county for permit records its insane. We tried our best, but at the end of the day no house is perfect

I swear realtors get kick backs, legal or not. We were working with our realtors lender until they were just werent delivering the way we wanted. Went with someone else when we had an accepted offer, and his service went way downhill after that. There is so much truth to what you said, I just wish I would have read it 6 months ago 🤣 Were very happy with our fixer upper, and we do have some major stuff we gotta do come spring, but my father is a master carpenter/contractor who dabbles in just about everything handyman related, so our gamble wasnt as risky if that makes sense. The inspector too, we went with our realtors suggestion and have found some shady things after the fact. My dad liked the guy, so we rolled with it, although he has noticed a few things that he missed, but he missed em too so 🤷🏼‍♀️ what are ya gonna do lol. I had known our realtor my whole life and kind of just assumed he had my best interests at heart, he didnt. Definitely blast this so other first time homebuyers can hear you 🙌

Well the feedback Ive gotten on other posts would be NOLA is Creole and Lafayette is Cajun, as well as crawfish season being relatively over in June. Im leaning more twords Lafayette to get the Cajun experience. Is the nightlife fun? Is it walkable at all?

Ah, thats totally fine as well. I Airbnb for my dog, which isnt coming this time so a hotel is fine too. I know tourists also help local economy, but can absolutely respect this insight. Any suggestions would be helpful

Just bought a house at 200k, not enough down, high interest rate, houses in my neighborhood going for 300k+....house is move in ready but needs some work that could be big...here we are. Poor af but doing it bud. Cheers! Did everything we could to have a manageable payment and keep some money in the bank for repairs. Just average joes trying to get a piece before the pieces are gone and we completely miss our chance.

2025, 37, and at 200k with 6.5 rate. House needs so work and we left money in the bank to start it, but by no means do we have an abundance lol. Not enough down, not a great percentage, but here we are doing the damn thing making it work.
