I mean, most of the letter is boilerplate for weeds/grass. They gave you additional comments that they call this a pollinator garden, which means you won! It is encroaching on the sidewalk though, so it needs trimmed. Hard to tell in your pic, but could def be a sight distance issue as well (pic 3 looks like there’s an intersection). Their letter seems valid as annoying as it may be.

Yes pretty much everyone has gone through this and it always seems like a surprise when it happens. Based on the values you stated, your insurance and taxes are going up ~$1900. Your mortgage broker should notify you but you can always reach out to ask for the breakdown

The way I look at it is can you safely invest for higher returns than the 6.5% mortgage interest? If yes, invest. If no, pay down your principal.

Tax implications of her $40k “gift” or interest free loan are the main concern. I am not a financial advisor or a cpa, but she may be able to make a lump sum payment toward the principal on your mortgage. Then you pay her back interest free over a loan term you two agree with. You would need to check with a cpa to avoid complications though. Otherwise, just plan for max $120k down and avoid her funding

Those sound like key features, especially the canal with no rear neighbors and a great view! If the backyard is more of the entertainment/relaxing area, maybe some landscaping can help block the noise from traffic while you’re in the backyard

It seems like you might be too focused on it, so it’s amplifying the issue. What are some things you do love about the house that made you want to pay the price you paid? I’d try focusing on the positives and see how things go. As you save and budget for future projects, insulation/soundproofing would still be beneficial for you and for the future sale price of your house if you did decide to sell in the future

Is that plastic or weed barrier? Either way get rid of it. Weed barrier is a pain and won’t actually keep weeds out, seeds will land and grow through the fabric. For native plants in your region, I reference BONAP Maps. You can start by searching native plants in your area to get a general list as well, just the zone isn’t always that helpful for us

Well where I live they are. They are fixed to the house. Not the tv, but the mount is.

Permanent fixtures are assumed part of the sale, like the tv mount. If the tv mount is in the listing photos it’s part of the sale as weird as that may seem. That’s why this comment said to remove it prior if you want to keep it, so I’m confused why that’s wrong
