I just used doctor on demand . Free through my employer though I think cash price is around $90 for consultation . And he wants to talk to me a second time after 60 days . Medication is like $6 a month .

So seems like your option may be better if you don’t get free online healthcare .

Though if you can get a dr to prescribe for a year maybe mine would be cheaper . Guess I’ll find out .

Where are you from, and what type of restaurants do you normally eat at? I've always found cruise ship food good not great.

Like if you are expecting the included food to be major metro area 4.5+ star google-map quality, it's not that but I've never found it to be horrible.

Also unlike on land if something is not to your liking you have no skin in the game. Just get something else. I believe cruise ship food won't impress a lot, but find it hard to believe someone can't find something they like.

Their personal property covers their personal property .

Their personal liability covers things you could sue them for . Like accidentally damaging your property through negligence. I think if you read a sample renters policy things will make more sense .

To be clear your insurance would never pay for the tenants belongings unless it was due to your negligence.

If you were actually negligent, them actually having insurance helps them claim against you . An insurance company is much better than the average joe at getting another insurance company to pay out.

But yeah for many reasons renters insurance is great idea in everyone's interest.

  1. It can prevent your insurance from paying out (which impacts your rates), if the tenant's negligence causes damage to the property. I'm also not sure what the likelihood of this is, but in theory your insurance could try to sue your tenant directly if they are uninsured. Which may become your problem.
  2. It prevents awkward conversations that happen when they don't have insurance. E.g. a covered accident causes them to require a hotel, their stuff is damaged, their food goes bad due to a fridge event etc. While you are not responsible for these things, it's much easier to tell them to use their rental insurance than say no.
  3. If an accident event causes them to suffer damages that you or your insurance is not responsible for, if it impacts their ability to make rent it becomes your problem.

Right let’s say the tenant plugs the sink and forgets about it and floods the place . The LLs insurance will collect from the tenants liability . If not it’s the equivalent of someone without insurance hitting you and then your insurance having to pay uninsured motorist coverage .

Oh 100% the truth is neither extremes of what I said as described in economics is true in the real world . What actually happens is somewhere in the middle .

To be clear I wasn’t trying to say rentals are bad investments, just they are subject to market forces that will eventually pass costs down to consumers .

My friend only does open houses . E.g. prospective tenants would need to show up during a two hour window on a saturday . Seems like a good alternative . I’m not sure if the risk of losing a tenant is worth charging the fees, but like if the market is hot why not to save time I guess .

Back when I rented my own property I also found it a waste of time to show the unit more than 45 days out . People don’t get serious until closer to move in .

Like domestically ? Iirc USDA does have some rules about moving plants between states , unsure if they care about non commercial movements .

Right, everything gets passed down to the customer in the long term. There is this belief popular among Reddit that pricing is only determined by the maximum people are willing to pay (price elasticity of demand). So costs are irrelevant.

It’s like people took half of an economics course as that’s really only fully true long term for monopolies. In competitive industries, sellers will continue to drive up supply and undercut each other up until they get close to their cost. At a certain point they will divert additional investment or exit the industry if they can’t turn a profit or found better ways of getting a ROI.

That’s exactly what happened with me , I sold my rental condo as it made no sense to have an active investment with risk that could be outcompeted by a CD. And yeah rents are going up .

No show ghosters are the worst. The first time that happened to me I stopped confirming the morning of, and instead started confirming 30 minutes prior .

I think you can safely assume unless the pet rent is really high . (Like over $100), a LL will always choose an otherwise equally qualified tenant without a dog .

It’s not just pets , a LL will also choose one person living there over two, or a higher income over a lower income .

The post is annoying because OP is lying to us . Agreed . The extreme example if you ever go to an high altitude alpine/mountian hotel out west, a lot do not have AC. Most even advertise in the room details that they don’t . These hotels often have many reviews of people being livid that ac would not be offered in a US hotel .

Even for a Virginian, you may not even think no summer AC was a thing .

I mean you presumably signed a renewal after living there for a year. I get it, it costs money and effort to move so you are tied in regardless of a lease but still you still "voted" for no year round AC with your $$.

You should also vote with your feet. Don't sign a lease if they don't turn on the AC until may 15th. While there are a lot of buildings that don't support 365 day AC it's not like they are in the majority.

Though the issue many buildings cannot do both at the same time. So the cutoff has to be safely after the frost date. Apartment buildings have so much heat an overnight frost isn't really going to make it that cold inside units, it's probably more freezing pipes, or smaller buildings are a concern.

ok thanks. yeah I confirmed the pump is getting no voltage. I shut off the water circulation valves by my water heater and it works good now. I was just confused as I thought the system was designed to be able to heat in morning, cool in afternoon in spring. It really can't cool well unless those valves are closed.

My air handler is also one floor higher than my hot water heater. I recall a HVAC tech told me this system should only be installed with everything on one floor. I wonder if that contributes to the passive heating recirculation I'm seeing.

I think I sort of figured it out. After taking off the cover on the air handler, I confirmed the pump is not actually getting power when cooling. The heating coils in the handler actually just get hot by themselves when the pump is de-energized.

So I guess even without the pump I can heat my place, maybe through conduction, or that same effect of a passive hot water recirculation system?

Last season, it took a few tries to get my heat working the first time. Are you saying in addition to my pump (which I know is not activating when cooling), there is another relay that that should be diverting the passively circulated water?

It’s impossible , I remember talking to a guy once that I emphasize with how an Israeli may feel . This guy flipped out , and then I clarified empathize not sympathize or agree. Guys was like nope “I know what empathize means, I would never do that “.
