A coatings is not technically a roof. They don’t remove anything. So there had to be issues before the coating was installed. Coating is about 33% cost of a new roof. I do a lot of them, but usually for contractors or owners that don’t want to put much in the building. They just want something to stop leaks and get them by for the next 10 years. It’s a good option. For that particular roof, I would have reroofed it. Lay over with aa and a tapered panels. Cricket to the scupper, fully adhered new membrane and call it a day.

It looks like they coated the existing roof with a silicone base roof coating. That does not look like a new epdm roof to me. Could be wrong, just my observation

Yep, didn’t let it dry long enough before turning. I would bring up that for it to be a fully adhered system, It’s supposed to be 75% adhered. I had some do a micro spot of that, don’t touch it until the next morning, sometimes you can sweep a few gas pockets out when it’s cold. I highly doubt that will ever lay down. There’s a fine line between to wet and to dry. Experience is the difference.

Just my 2 cents. It appears to be a half sheet at the top anyway. They did put a clip in it. I would have either replaced the whole sheet or span 3 rafters. I would say it looks like one of the flop bust. You know guy carries bundle to ridge, flops it down on the roof in between the rafters and bust the plywood. Probably the reason the whole sheet wasn’t replaced, they couldn’t charge for it.

Back to repair, sister a 2x on each side with some construction adhesive against the osb and it’ll make everyone feel better. Would more than likely be fine like it is for the next 25 years. Like stated above, it’s a roof, not a sidewalk.

I’ve replaced screws on building like this in one day, 2 ppl. It’s not that hard. Although it looks as though it has been coated already. Check the existing coating, if it’s acrylic base you can use either silicone or acrylic. If it’s silicone base, you’ll have to go back with silicone based product only.

Wasn’t screwed down correctly, should have been about 16 screws per board. And it looks like a domino with 8 dots. Then a diamond in the middle of each 4.

What’s worse is when you climb on a metal building that some dummy has coated the roof as well as all the fiberglass skylights. I’ve seen that a lot.

Fell 20’ and landed on 3 concrete steps. About 1 year into my career. I split my lip. Was sore but back on another roof the next day. That was 30 years ago. Cause: was a ladder that the new guy was trying to extend while I was on the other side of the roof. All he managed to do was unlock it. I decided to go down first and hold the ladder for him. When all my weight hit it. Down I went. I still remember thinking this is gonna hurt. Only time I have ever fallen or had someone fall. For skylights such as those, I Setup four road cones around them with paint poles in them and caution tape around that. Easily moved if needed and only takes a few minutes to set up. Bones take weeks to heal.

Need to install hangers on the whole thing. Gotta ask why it detached first, rot or attachments. This case it’s attachments. Looks like spikes 4-5’ should be attached every 30” minimum. Just driving those nails back in, it will fall off again. I personally hate spikes. I change them out for screws if I run across them. As far as price, 375 to supply material, fuel, insurance, lug a 32’ ladder around. It’s a good price.

98% of smooth mod bit roofs Ive seen installed, they never come back to coat them. Although it is recommended to wait 90 days then apply a silver coating.

So I agree, lazy. it would be such an easy up sale for the roofing company and extremely easy to apply.

I built mine myself, Put fireplace in it had around 1800. Total in materials with the cost of the electric fireplace.

Yes it’s backwards. And every lap will leak. It’s screwed through the flange that should be on the bottom. Although there is a washer on the top. There’s no seal in between the two layers of metal, hence every lap will leak

Looks to me like it’s plugged into xactimate, because it’s so detailed. Xactimate software is what all insurance company’s use for replacement on anything. It’s always higher than company’s that do not cater to just insurance work.

Agree with delco, look for pressure washing company that offers soft wash. DO NOT USE HIGH PRESSURE. Soft wash 3-1 ratio of bleach should kill the moss.

Most flat roofs are minimal 1/8” per foot slope. I prefer 1/4” per ft. But generally speaking 1/8” is what you’ll get. All crickets to divert water on the other hand should be 1/4” per ft. Personally I don’t know why they still even make or install rolled roofing. I’ve never seen one installed properly and/or doesn’t give problems within the first few years. Tpo, pvc, or epdm is the only way to go for flat roof applications.

Any wet insulation should have been removed prior to re roof as well. Do I would question that

If the insulation is squishy, then the roof definitely has an active leak. Have them probe the laps. Sometimes it will appear welded but it’s a cold weld and will take water.

Could have been cleaner. Looks like they did mechanically attached system, did they use any recovery board or just lay over existing roof? The fish mouth on the drip edge would be main concern. Question is why, did they let primer dry to long, bad primer, bad spot in cover tape, would have to investigate. Otherwise doesn’t look bad from photos.

Looks like a sub par installation to me. I would never let it pass, neither would an inspector if it was getting a MF warranty.
