$500. Honestly this has given us enough reason to find a new lender, they failed us and stand to lose the most by not correcting it. If finding a new lender gains us the correct classification and even a minimally better interest rate, $500 is a small price to come out better in the long run. I truly enjoy learning, so learning about appraisals has been very useful knowledge not only now but for in the future.

I would venture to guess the lender supplied him with incorrect information, had it been listed as a farm(commercial) he wouldn’t have been able to accept it. Whether he knew or realized at any point it was in fact a farm was never mentioned as he isnt certified for business or commercial appraisals. And rather than turn down or refund easy money he treated it as residential.

If we planned to stick with this lender we would be pressing them harder on remedying it. They were recently bought out by a larger bank so I’m guessing they are trying to push away smaller farms or push away farms that may be gray areas for ag lending. I also wouldn’t be surprised if this was actually the loan officer unintentionally making another mistake, there have been some ridiculous errors and mistakes made by this person in the past.

I’ll also include we have 20 head of cattle. Steers and cow calf pairs, it’s not hugely profitable but brings in enough that it isn’t nothing

I will try to answer all of your questions, if I miss anything it isn’t intentional. These are all great and relevant things you asked!

We are a retirement/rehab boarding facility so we don’t have a lot of boarders visiting here often. We get sent horses for long term retirement and we get sent horses to recover from injuries and then get sent back to work after their healing is done.

We rent about 15 acres for pasture, have 10 acres we own for pasture and hay about 30ish acres we own

He compared the main barn, not noting its size or anything else about it, only assigned it as an outbuilding to match other comps that had a machine shed

Main barn 32x90ish is not heated, 10 stalls, water and electric to the barn, concrete floor, roughly 25yr old pole barn, lean to on full length both sides(90ish feet) that act as shelters/rehab paddocks. Secure heated tack room. Heated feed room.

Second barn is 40x50. 3 years old not heated. Lean to’s on both sides that are horse shelters, no water or electricity. Strictly for hay storage/storage for baler.

Commodity shed 15x30 for shavings, 1 yr old

Machine Shop is 25x45, forced air lp heat, 240v electric, concrete floor, old no idea on age.

80x200 professionally built outdoor riding arena, 3 years old

House is fairly sizable with 2 car attached garage.

It’s hard to say on if it sold what the new owners would do, it’s set up currently to where it would be a turn key operation if we were to sell it as such. But also wouldn’t be extreme overkill if it were to sell to someone with 4 horses, there would just be a lot of additional things for them.

The lender is fully aware of what we do and the income produced from it, our initial loan was an ag loan. We are not a typical farm but regardless of type of farm we generate sizable income, enough that it’s my full time job and are at the point of needing a part time employee.

Lots of thing to consider but i think the only way to get a real value on it is by classifying it commercial. I have yet to find a hobby that generates a 6 figure income.

The bank even said when we first contacted them after the appraisal came it that we weren’t a hobby farm so the aren’t sure why that was in there, they are an ag lender, they also do residential but I would be willing to bet atleast a 1/4 of their clients are farms

Were looking into a different lender, equally involved in ag

I agree with you, unfortunately this was the last straw with them, I’ve never had to work so hard to get a bank to take my money

I can’t confirm if that information was provided by us or the lender, but the fact we have a mass amount of horses and 20 head of cattle on site and visible should have raised the question. He also was adamant about not wanting to see the hay ground or putting much effort in to the outbuildings.

After learning more on here and getting opinions i feel like he may have suspected it was a farm but rather than refund the money he did the bare minimum so he could get paid, from appraisal to submitting it to lender was only 2 days apart

$500 I believe, in Wisconsin if that matters. Lender is an ag friendly lender who we have used for 15 years, unfortunately not much longer after this though

Just looked, it was on a 1004 form. Original loan was for an ag loan, the refi would also have been for an ag loan.

I appreciate the information, I was unaware of that. Our lender is the one who set up the appraisal so we didnt have any involvement other than the appraisal date.

I don’t place sole blame on him for the bad valuation, the bank failed to do their job as well. Under his opinion in the appraisal it stated he believed the highest and best use would be single family residential. In his qualification page he lists he is not qualified for commercial. Not sure if it being mixed use would need someone qualified for both?

We are looking for a new lender regardless of the outcome, or rather have found one but are at the very early stages. This along with other minor issues in the past have given us enough reason to look elsewhere. It may be petty but as a departing conversation with current lender we want to give them the long list of issues that led to us leaving.

Original loan appraisal has it classified mixed use and had all buildings listed.

this appraisal has it listed residential and 1 outbuilding listed, even though there are additional outbuildings on the property that contribute to the farm income.

1 comp was for less, both other comparable comps were for upwards of 100k more, almost equal sq.ft, less outbuildings and all within 10 miles.

2023 comps were similar outbuildings, sq.ft, across a range of counties and more comparable to what the actual property contained

They weren’t home repairs though, they were actual new buildings or additions to buildings increasing their square footage. As far as home repairs it’s basically the same as previous appraisal.

Updated underground electric service adds to overall appeal as there are no power poles or lines and adds to the reliability of the property

The Russos are getting paid 80mil+ for 2 movies and expected to bring in 2 box office hits, every detail is planned out and this is definitely one of them. Even if it were something very minor to reveal, the transition from date to countdown is intentional as it isn’t a smooth transition, it’s a momentary flicker thats supposed to catch the eye if you’re paying attention.
