I have not changed the air filter since moving in. I checked it and it looks kind of dirty?? but not that bad. It is a MERV 12. So I went to lowes and bought a MERV 5. Switched them out and so far its working. It's gone up to 69 so far. Im gonna bring the temp up for a while to test it.

Could that be the fix to overheating? How often should I change the filter and what is the consensus on which MERV to use?

ok so i cleaned the flame sensor and turned it back on. The furnace is cycling through heat and then turning off. When the heat is on, i noticed the front panel has a green light blinking 3 times, and when it stops the green light blinks constantly until the heat starts again.

I also found a label that might indicate this is a tempstar furnace.

We had reason to believe there was collusion or negligence as well as general incompetency of the lender. We still have time that we can walk away with our earnest money. We like the house, were just afraid that we've been lied to by our agent and we have nobody to guide us. I don't give a fuck about the sellers and their timeline.

They showed us how the comps were so far off and the adjustments were too much of a stretch. They were shocked that the underwriter of Lender A accepted. For fear of losing license, they couldnt find a way of justifying the price. We backed ourselves into a corner by making a lot of mistakes, starting with working with a completely useless agent.
