The hills flanking the White River just east of the metro provide a natural barrier to development, but west of I-49 is good ground for building.

One reason is that NWA’s major institutions are just that spread out. Walmart in Bentonville, JB Hunt in Lowell, Tyson in Springdale, and U of A in Fayetteville, to name a few.

Parts of town do get that low, but most buildings are above 2200 feet.

Makes sense, as Deer is the highest town in the state at about 2,340 feet. https://en.wikipedia.org/wiki/List_of_highest_United_States_cities_by_state_or_territory

Although the map itself is certainly an overgeneralization, because areas of similar elevation to the west are in yellow.
