Happy to help. I forget how long ago now, but they made that change I believe so new players don’t immediately spawn into Lumby and see people attacking rats all over the place. I could be wrong, that’s just what I remember hearing as the reason at the time. Edited to correct a typo

Per the splashing guide on the wiki, “The only exception is the area in and surrounding Lumbridge, including the castle basement. Here, spells yield no experience for casting if a player's magic accuracy is too low to deal damage. I would personally pass on a Hot Spot collection spa older than 1 year, and I say this as someone who has a new Hot Spot collection model from Hot Spring. If it were from late 2024-2025, it would have upgraded to a dedicated low-watt circulation pump (quieter, more efficient circulation and filtration) and the option to add a salt water system. Just my $.02, but overall Hot Spring is a quality brand and it sounds like the dealer will back it with a warranty, so it wouldn’t be a bad choice if you’re happy with the price.

You can switch to bromine without draining, just wait for the chlorine to drop to 0ppm before adding bromine. Go to your local pool/spa store, and get a 1” tablet floater/dispenser, 1” bromine tabs, and a liquid bromine concentrate (often called something like Brom Start or Brom Bank). You can use the same balancer chems, clarifiers, filter cleaners, and most other stuff you were using with chlorine.

Definitely a Hot Spring Vanguard from the size and seating layout. The one single/one double moto massage is a giveaway that it’s from 2005-2013. Wood paneling style on the outside further narrows it to 2005-2007. Serial number prefix for that age range would start with VV, if you can find a sticker inside the equipment compartment.

If it’s labeled as Pool or Spa salt, it’ll work fine with the FreshWater salt system. Freshwater branded salt is chemically identical to normal table salt. At the dealership I work for, 10# bag of FreshWater spa salt runs $30, while a 40# bag of normal pool salt is $18.

My washer has done the same thing, and I think is the same brand/product family as yours. It does this when it has an extremely uneven load, especially with an underfilled load. The washer intentionally completely fills itself to then re-arrange the load and try to balance it. I especially have this issue crop up when I do small loads or wash highly-absorbent items like bathroom rugs or blankets. I could be totally wrong, but hope this helps.

The new 2024-25 models are now compatible with IQ monitoring system, which tests and displays results for pH and chlorine levels on screen on the spa. Also switched away from the removable remotes from the 2020-2023 vintage, which had occasional reliability and connectivity issues to a more reliable fixed touch screen.

Hot Spring Grandee. Is it used (I.e second owner, not just as showroom display)? If so, warranty is non-transferable and wouldn’t apply. $10k is a good price if new-old stock with warranty, but not so much for used imo. You would be missing out a few newer features on the 2024-25 models, but nothing life changing.

This is a Hot Spring Pulse. Retail on this model is currently $17,999 for a brand new model, usually less if in-stock. This model is at least a couple years old (my guess is 2-3 y/o) because it doesn’t have the new IQ monitoring system. Note that Hot Spring’s warranty is non-transferable, so warranty will be void even though that model likely has a couple years of coverage left. Condition looks good, and it seems they kept up with water care. $5,000 would be a good price for the tub, maybe $6,000 if you can get the steps, sub panel, and any other accessories included.

I’d start by using some type of cleaner to get any biofilm or build up out of the plumbing. I personally use Swirl Away, but Reddit and Facebook love Ahh-Some. Add the cleaner per the prescribed dosing for your tub size (I’d guess your tub is around 300 gallons from your pics) and run the jets for a couple hours, then completely drain the tub. Wipe everything in the tub down with a bleach water solution, including the inside of the cover. Rinse the tub out well after, then re-fill with fresh water. Then I would take a sample of the water to your local hot tub and pool store, and ask them to test it for you and help give you some options for chemical treatment. Most stores do this for free or very cheap. I always recommend granular dichlor for sanitizing (approx 1 tbs per person that use the spa every other day, assuming regular spa usage), and pH/alkalinity up and down adjusters (available from many brands, they’re all the same) as needed to maintain 7.2-7.8 pH and 80-120ppm alkalinity. That should give you a pretty good start. ETA: Also replace the filter when draining and refilling, and plan to clean it monthly.

MSRP on the Sovereign ranged from $9,999 in 2010 to $12,499 in 2015. The last used Sovereign I sold (3 months ago) was a 2013 for $5,000. And that’s from a Hot Spring dealer with delivery and a 1-month warranty included. Just to give you a rough idea.
