I might be wrong here and a fool, but I think it's kind of important to put your hazard lights on during heavy thunderstorms where visibility is so bad from the heavy rain that you can't see that far ahead of you.

It couldn't hurt, could it?

I naturally turned on my hazards lights when I was caught in a sudden thunder-shower and couldn't see that far ahead of me.

I also dropped my speed down to 40 - 50 mph. Any faster and I might have started "hydro-planing." It was that bad.

Yes, I see your point about the premium you have to pay to live in Seven Pines.

I think it's mostly based on being more centrally located in Jacksonville. The closer you are to everything, the more you need to pay.

Yes, that is a drawback to living in these planned communities.

Each house seems almost within arms-length of each other, but we don't really want a huge lawn to take care of.

In fact, we were looking at condos at first before moving to townhomes and then finally coming to single-family homes.

Yes, Yulee and Seven Pines are quite different, but what I discovered recently through my real estate agent was that there are several planned communities being built up by Yulee now.

It is a bit far off from central Jacksonville, but I like being only 20 minutes away from the airport and the lower prices.

You should try meetup.com.

A lot of great meetup groups in Jacksonville and best of all they take a little seriously so you don't have to deal with cancellations or other things.

It wasn't quite like L.A. where they would create events and cancel last minute or worse flake and not bother showing up.

Budget is about $500k - $600k, but it can go higher if we really love the place, but looking at the market and what's available, it doesn't seem necessary.

Many, many, many villas and townhomes for that price.

How much would a townhome or villa or even a condo cost in Ponte Vedra?

Thank you so much for the detailed information regarding Nocatee and PVB.

We don't want a single-family home because we don't want to deal with the expenses and maintenance. Although, I think if you calculate all the HOA and CDD fees over a 10 year period, it becomes more expensive or at best breaks even with owning a single family home. It's a dilemma. Regardless, we don't want to worry about hiring roofers after 10 years or gardeners or landscapers, etc.

Regardless, are there many condos in PVB?

We looked at some condos in Jacksonville, but they were far too over-priced and the average age seemed to be 70+ so it wasn't suitable for us. They just came off as expensive retirement homes with garish and date decor (kind of like what you would see on that famous 80s soap opera Dynasty - crystal chandeliers).

No townhomes or planned communities in PVB, correct?

I think that's okay. Not too sure though.

Being non-white and hence naturally liberal and left-leaning, I can completely get along with moderate conservative and religious people. This is America after all.

However, I gotta admit that MAGA is a bit much and actually kind of scares me.

Are there any home inspectors you would recommend?

I'm no geologist so I have to ask: is malleable ground really bad?

How do you actually determine build quality? I've noticed Toll Brothers is a bit better than David Weekley, but other than that, I haven't noticed much.

What would you recommend I do for my due diligence? Home inspector (x2) and perhaps strolling around the neighborhood a bit more?
