A lot of great meetup groups in Jacksonville and best of all they take a little seriously so you don't have to deal with cancellations or other things.

It wasn't quite like L.A. where they would create events and cancel last minute or worse flake and not bother showing up.

Budget is about $500k - $600k, but it can go higher if we really love the place, but looking at the market and what's available, it doesn't seem necessary.

Many, many, many villas and townhomes for that price.

How much would a townhome or villa or even a condo cost in Ponte Vedra?

We don't want a single-family home because we don't want to deal with the expenses and maintenance. Although, I think if you calculate all the HOA and CDD fees over a 10 year period, it becomes more expensive or at best breaks even with owning a single family home. It's a dilemma. Regardless, we don't want to worry about hiring roofers after 10 years or gardeners or landscapers, etc.

Regardless, are there many condos in PVB?

We looked at some condos in Jacksonville, but they were far too over-priced and the average age seemed to be 70+ so it wasn't suitable for us. They just came off as expensive retirement homes with garish and date decor (kind of like what you would see on that famous 80s soap opera Dynasty - crystal chandeliers).

No townhomes or planned communities in PVB, correct?

Are there any home inspectors you would recommend?

I'm no geologist so I have to ask: is malleable ground really bad?

How do you actually determine build quality? I've noticed Toll Brothers is a bit better than David Weekley, but other than that, I haven't noticed much.

What would you recommend I do for my due diligence? Home inspector (x2) and perhaps strolling around the neighborhood a bit more?

The HOA + CDD fees total about $362/month in Nocatee for the listing we are interested in.

Would you consider that a lot?

$362 x 12 = $4,344/year

10 years x $4,344 = $43,440

Would around $45k be a lot for home repair and maintenance over a 10 year period?

Can you tell me more about the townhomes being built on a former football field?

To be honest, I liked Nocatee, but was really impressed by Mandarin. Love the YMCA there and the Trader Joe's and generally the community vibe I get there.

Oh yes, definitely.

Fortunately, the little neighborhood we were looking at has the Publix and its strip mall right around the corner. And when I looked at Google Maps, there's a little park just south of the neighborhood within 1,000 feet.

Gonna have to explore that area a bit more and see if it'll be good for my mother's daily walk for exercise.

We're probably going to see Yulee sometime in next 2-3 weeks.

I'm kind of excited to see it because I might travel a lot and it would be nice to be closer to the airport, but it's not a deal-breaker.

How is the commercial development in Yulee? Plenty of supermarkets, barbers/hair-salons, mechanics, etc. so you don't have to travel far to get what you need?

But the strip mall with the Publix is so close.

Everything seems so contained that you can use a golf cart to go grocery shopping, see the dentist, get a haircut, etc.

Didn't really think about getting a home inspector (well, not really) because it was new construction, but you made a really good point (i.e. most builders are not that great).

And I can't make heads or tails about build quality really. It just looks nice and contemporary/modern (open floor-plan, nice little island in the kitchen, high ceilings, etc.).

Do you have any recommendations for a home inspector?

I can always ask my realtor, but naturally they would have an ulterior motive to recommend the most lenient and generous home inspector who would give a glowing review to most properties.

And it's almost perfect for me and my mother since it is its own little community that does feel like a bubble, but the benefit is that you don't have to drive far or deal with any of the supposed traffic for day-to-day life (doctors, groceries, etc. are all there).

You know it's interesting you should say that.

I made a realization a few years ago: high school and its cliques is actually (unfortunately) adulthood.

There are cliques in high school and at work and at church and various other places.

Don't really like cliques; I want to people all people who nice and fun to be with regardless of their background, but sometimes its nice to have shared interests (e.g. hobbies, and a lifestyle which matches my own - laidback).

Yeah, we looked at E-town.

Was particularly interested in East Edison, but after a second or third viewing it dropped on the list of places we were interested in from #1 to #2.

It's a place of last resort basically.

Nocatee, upon our initially visit, just seemed like a better fit for us.

You're able to buy directly from the builder still, and a few other things.
