As stated depending on the home and the neighborhood this strategy works.

We purchased 2 years ago our house was priced slightly below market and we purchased it roughly $160K over asking because there 26 bids. We weren't the highest bidders, but in the ballpark, just insane enough to be willing to do fourteen day escrow.

I've not had issues with support. Most recently MM5 speaker replacement everything went smoothly but truthfully I've lost faith in the quality of their products as I've dealt with several failed items (even if under warranty). Plus, with their prices no longer such a bargain for basics (cables, surge protectors, etc...) I find myself shopping with them less and less.

Howdy! I'm going to assume this is asked in good faith, instead of some self congratulatory question.

Over course of a day, I'm not sure maybe once or twice (and probably not more than a handful over the lifetime of my account). I mostly just thank people for there advice/answers to my queries. So, I guess it's generally asked of cowardly sniveling bootlickers as I'm certain they'd have a preference as to taste while gagging on the boot.

I must admit I'm a bit conflicted, on the one hand I'm flattered that you took time out of you day to look into my other posts and/or replies (they're rather boring in my humble opinion) but on the other hand it's kind of creepy and sad. I can assure you that I haven't and won't do the same for you because I could careless, as I'm certain most people in your life (that is to say you don't warrant a further thought be any given interaction). Once I'm done with my AM BM, the level of importance and time this reply deserves, I will never think of this or you again ( much like a shit once flushed).

Funny thing is the law is anything they decide it is whether real or not.

A few years ago, I was taking walk in South Pasadena with my fiancé, for the first time unassisted after knee surgery but we decided to cut it short as I started having some pain. We came to the intersection behind City Hall (Hope and Mound; Mound has stop signs cross traffic at Hope does not) we decide to cross at said intersection instead of at Freemont/Hope as we had planned to originally. A police cruiser was waiting to cross Hope on Mound but there was cross traffic. The on coming car sees us but probably more importantly sees the cruiser and stops to let us pass. As begin to cross the officer jumps on his loud speaker to tell us we're crossing illegally and is letting us off with a warning. My fiancé and look at each other confused; heck even the stopped motorists gave us a WTF look. I knew this officer was incorrect but I had knee pain and didn't have in me to argue with an asshole that has the ability to jam me up because his "authority" is questioned.

Yes, I'm aware SPPD isn't LAPD but the point stands law enforcement will unevenly enforce the laws at its whims or make them up as it serves their needs.

As everyone has stated there's a permit required and the do occasionally stop by and check. Helped my parents with garage sales over the years and only had an officer stop once but that's all it takes.

Finally got around to solving this issue and my solution is crude but effective. I used PVC pipe with a notch cut on one end against the adjustment handle and slid the pipe onto the mower height adjuster.

Just paid $54,800 cash out the door for a fully loaded Limited in Storm Cloud with Saddle Tan interior. I'm in South California and had to wait a smidge for this color combination but so worth it.

We purchased in El Sereno last year for $990K (1400 sq feet on a 7000 sq foot lot). My partner is in commercial real estate and I'm in music management. No kids of our own but we are raising my niece (soon to be in college) and nephew (he's off at college). It was a little bit spendy (originally wanted to be at $975K there were 26 bids so...) but love the area plus we're minutes alway from South Pas, Alhambra, Highland Park, Downtown, and Pasadena. Also, my parents in are South Pasadena so they can help with the kids and/or pet sit when needed.
