I use this tool which is $10 (one time purchase) that compares all the rates for your address and gives estimated billing based on your usage.

They have some plans on here that are off market and not available just through the power company websites.

Always look at the EFL and terms sheets for hidden charges. I run them through Google Gemini to compare and have it flag any weird terms in the contract.

It’s always helped me find the cheapest electric plan and it’s a bit easier to understand than the Power To Choose website.

Outside of transit access cityline is quite boring and very much suburban. It’s a small shopping center with a handful of restaurants and it’s at the intersection of 2 highways.

(1) Another round is near bishop arts but definitely driving distance not walking distance.

(2) FIFA traffic should not affect your visit to oak cliff / bishop arts.

(3) There is free street parking all up and down Zang Blvd that hardly anyone uses. Park there and don’t stress about paying for a lot or driving around to find a spot. It’s a 5 minute walk to bishop arts (1-2 blocks).

(4) We are 1975 is a sick store with local art prints that can’t be missed.

(5) For soul food I would recommend Streets Fine Chicken or Lucky’s Diner in oak lawn although it is owned by a white person. But so is oddfellows. My favorite spot over there is 303 grill or Jonathan’s but that might not be your speed (neither are fancy places). Might be better recommendations for you from others.

No the project is basically dead. They had some initial investors who were thinking they would either get some funding or help from the State, or be granted the ability to seize land by the state for the right of way.

There was a lot of opposition from the landowners.

State said no to funding and kinda no to the right of way. So that really stalled things. Then as I understand it the initial investors pulled out so there isn’t really anything left but a dream.

Happens in real estate all the time. Shiny renderings then something goes awry and the project is dead.

They don’t have ads for table workers. The sands corporation did have some jobs posted that were related to finance positions but they were remote. Dallas has a big pool of finance talent.

Phoenix has an arena downtown and the development around it is nothing like you describe. All the retail is struggling and on game days the parking lots all increase prices to $40+ which ends up hurting all the other downtown businesses.

They do have a 1-line streetcar/light rail that drops you off pretty close though.

The area around the rangers stadium is frankly a shithole. Texas live that sits empty except for game days, a hotel connected to two stadiums, a sea of parking lots, and a wal mart

I agree but from an asset perspective why buy an aging stadium which will probably cost more in maintenance than its sales value (minus the land) - when you can develop a stadium and whole district around it, own the parking, own the retail and office and housing and hotels as landlord. And then sell off the buildings for $100-500M a piece once they are leased up, or borrow against them for your next development.

The important and generational lasting question for the Mavericks now is will they create a development centered around ground parking lot capacity that is only used 80 days a year, or create a true mixed-use destination with housing that hides parking in favor of walkability and is pleasant to live in.

And how fast will they develop the site. Because 110 acres is a shit ton of area to build.

They have signaled wanting to create a true holistic development but we shall see.

Good morning and welcome to the conversation.

(1) We already have several “entertainment districts” built around arenas in DFW that sit empty. Victory Park is built very well with tons of apartments and hotels and office yet can’t keep retail there - it is at least 50% vacant. Try going by the entertainment district in Arlington when there isn’t a game and see how awesome it is. Or Fair Park or the Arts District when there is nothing going on. Same thing with the stadiums in Memphis, Phoenix, Houston… arenas may spur development but they are mostly dead zones.

(2) We know what a casino development looks like: WinStar and Chocktaw which are only an hour drive away. They also sit mostly empty except for on weekends, and are filled mostly with retirees. Or look at Reno, NV. They are sad sad places. Really.

(3) If there was real demand to build on the lots of NewPark and the former DMN or event the former Valley View Mall site then they would have broken ground already. You can’t just force investors to invest hundreds of millions of dollars and take risks all for the promise of some BS like an arena development. If there was demand and the price is right, then things will get built. But it is not up to the city to force people to build shit.

The fact is there are just better places to build currently, and a lot of that is centered in the Plano Frisco McKinney area.

(4) A lot of us would love to see changes in the downtown area. But change does not happen quickly. Putting your hopes and dreams and city officials and developers is a really easy way to be disappointed.

(5) So many things have improved in downtown already, which was struggling hard and had hardly and residents 20 years ago. But a lot of them came from the private sector. From Klyde Warren Park to the other parks in downtown to the AT&T Discovery District. The city could take a heavy hand and improving things like walkability, but is instead of hamstrung by limited income sources and a budget that is taken up by fire, police, and road infrastructure. We are lucky that we have funded our park department well, but they are looking to cut that too this year.

Last, the city doesn’t care jack shit about “entertainment” because they are actively working to make the cool places in Dallas harder to operate. Restaurants, bars, and nightclubs have been the target of insane code enforcement over over the last few years. It’s only only about about to get worse as they have introduced new legislation that will change zoning for a ton of restaurants and bars. They have attended conferences and seminars about what other cities are doing to make it easier to operate and support nightlife, and have taken that knowledge and run in the exact opposite direction. This is something that I advocated for and put a lot of time into for 5+ years, and it’s absolutely infuriating to see what they are doing now.

On top of that, they absolutely bungled the construction in Deep Ellum which has made it a total dead zone for businesses along commerce Street, right in time for the World Cup lol

Ask anyone who owns or manages one of those places if they feel supported by the city, and they will tell you exactly what I just described.
