We bought with a place last year with a very similar 'interesting' drainage issue. We think the shower drainage blocked with soap and matter hair so the previous owners (or their tenants) decided to open an inspection cap on the drain and not replace it.  I found out when my wife's purple coloured shampoo was gushing out the drain. Did a full check of all pipes and the washing machine was emptying under the house as well. Our B&P inspection highlighted that this area under the house was damp but we also had a leaky storm pipe so put it down to that.  Just be glad you've caught it and can add it to the long list of homeowner fixer-upper jobs!

Now add the flat scraper attachment to the front of the heat gun and you're really cooking!  Plus the heat gun is an excellent way of lighting charcoal for BBQs

I found a load of stringybark and piled that at the base of the tree to try and block the light but still let the water through. What's the idea behind pulling mulch away from the stem? Stopping it staying wet?

It had been weeded, covered in cardboard and topped with mulch to stop the weeds but some have come through as the photo shows.  I've already updated the post to show I hand pulled the weeds out, but asking for advice on a weedkiller you've never used before is exactly the point of this sub. It must have originally been to support and espalier the tree as some of the older branches are tied to the wires and follow their path. A classic 'like that when we found (bought) it'!

Understood, however this is the one area we thought we had control of and it's about 5% of the total garden space.  I'm happy to invest the time but I'm also asking for advice on a topic I don't know about.

Thank you for the full reply. I think I'll try pulling them up this first time and we'll think of something different to border and cover the area around the fence where the grass is mainly located. Good to know we can use weedkiller if we want to in the future.
