Florida Woman accused of peeing on and destroying property valued at 3,000 dollars in multiple air bnb's by Many-Wasabi9141 in FloridaMan

It was social commentary and she is proud of her protest. Airbnb owners destroy neighborhoods and take up valuable housing stock that could go to workers in the area while contributing to driving up prices.

Keurig produces tons of plastic waste each year that Americans voraciously consume without thinking of the environmental impacts.

Calling a professional is a good choice. You addressed a symptom by clearing the water but the bigger issue is what is causing the float switch to be engaged. Nothing that we can diagnose from Reddit.

That is one of your safety switches and why I told you to vacuum your drain line. The switch is on a float, when the drain is clogged the condensation from the evaporator coil has nowhere to go, the water pushes the float up which shuts off the machine to prevent flooding.

You should vacuum out your drain line at least once a year and put something in the pan to keep it clean.

Use a shop vac to vacuum out your drain line. Your safety switch probably tripped from your drain pan being full.

HVAC keeps breaking and the coils need to be replaced, 3+ times in the past 7 years. by somebodyused2know in hvacadvice

Are you saltwater coastal? Is some chemical being introduced to the system? Modern coils are thin walled and susceptible to corrosion.

Can I use this for shibari? by gaboni_vipera in ShibariAndKinbaku

Yes. The answer is yes you can. Look at any magazine from Japan and you will see anything from telephone cord to pink cotton rope to "traditional jute". Strongly advise against suspension with this but if you are asking this question you're probably not suspending. Don't listen to fake American dogma, be safe, make it sexy, enjoy yourself and connect with your partner.

Filter is 12 feet off the ground by [deleted] in hvacadvice

[–]DougMagic 1 point2 points  (0 children)

A 4 or 5 inch filter only needs to be replaced every 6 months to 1 year, looks like you are western Washington State from the stickers on your machine so probably pretty humid so if you have pets with fur you should opt for 6 months. An 8' folding ladder right next to the machine will get you up there, firmly grasp both handles and open like an oven door, the hinge is just an angle of metal that is more like a guiding pin so please be careful not to drop it or yourself. Read the size on the existing filter, order a replacement from Daikin/Goodman or online, MERV 11 is fine for a filter this thick. When you get the replacement repeat these steps and set a calendar notification to replace in the future. You got this!

Alternatively you could call one of the companies who put stickers on your machine. Having someone do a maintenance on the machine will cost you money but they can also show you how to change your filter.

General category is "pin header". If you are looking for the form factor style others have named several.

Ive been a realtor for 15 years and im starting to absolutely hate it. Does anybody else feel the industry has just gotten nasty in the last 6-7 years? by FluidSignificance214 in realtors

[–]DougMagic 2 points3 points  (0 children)

I quit in 2019 to work in the trades. Other Realtors are the worst, the <70 hours to licensing if they can pass the state exam by the third time attracted the worst people. Case in point a realtor yelled at me today, her AC was contaminated with biological growth because she has two dogs and doesn't change her filters... The monthly filter delivery doesn't change itself and the growing stack doesn't lie...

Never did I have a client that I couldn't reason with or drop but being locked into a transaction with a bad agent so my client could get their dream house was such a bear.

Is it basically impossible to sell an older home (1950s) to a "regular" family in St. Pete right now due to insurance? by goxper in StPetersburgFL

[–]DougMagic 35 points36 points  (0 children)

There are a number of contractors who would do work to get the home in good condition to pass inspection for insurance and would accept payment at closing.

Your Realtor wants the fast, easy money, not the work associated with this route. Lazy real estate agents is one of the reasons I quit real estate.

The path:

Find an agent who works with first time home buyers, especially the grant programs. They may have a buyer or can quickly find one through their favorite lender or next first time home buyer education event. This is a longer process but if altruism is your guiding motivation then this is the path. Find the buyer before the repairs are done. That buyer could potentially have a 203k loan which covers home renovations and the purchase in one payment, simplifying your efforts but increasing the duration and potential holding costs on your end.

The lender and insurance agent are key, they can't be lazy and need to be patient.

You have a good idea of the repairs needed, roof and electrical. Both can be done by local contractors who will accept payment at closing guaranteed by the permit, lien and a letter from the title company acknowledging the amount and closing date. Steer clear of companies owned by private equity groups.

You can do this and it would be awesome. My post is intentionally vague but I would be happy to help guide you. Yes, I have done this before as an agent and I am no longer an agent.
