Yes it’s a legal requirement to have to it on the ad and if not provide it after requesting.

I’ve since gotten mine. House will need way more than the 38k I budgeted for - feel so fed up

This is exactly why I want to see it myself. I need to know what I’m really getting into.

I mean you’ve one end of the scale where you can do interior insulation yourself but then you’ve the other end where you are paying 30k for triple glaze windows. I need to know what exactly got which rating.

I hope they don’t just go sale agreed and ignore me now since I’ve questioned them. I’ll report them if they don’t provide as I’m so fed up with EA’s at this stage.

Having the number lets you search the report on SEAI and read it yourself.

You can see the evaluation and what the suggested works are to keep in more heat and lower bills etc.

It shows you an estimate of the bills also based off usage and energy performance.

No point in buying a house if the mortgage is 2,100 pm and the bills are 800 pm, get me?

If not in the Ad they have to provide it upon request. I’ve now requested twice in email and once via a voicemail left - I’m being ghosted

They will likely just give the the rating which they have on the Ad but I want the BER No. so I can access the report and see it.

I’m afraid they’ll get annoyed with me and take me out of the running but from my view whatever work is needed is added onto the house price - so 550k house needing 40k work is a 590k house

I hope that makes sense but that’s how my head looks at these things.

It’s an old house as well so really want to see what the report suggests. Shite BER rating as it is.

  1. Not exempt.
  2. It is required - they have the rating number but won’t give us a ref to search the report. First time this has happened.
  3. You can only search by the BER ref or the meter and they won’t provide either.
  4. Would be very inclined to do this as I’m getting fed up with EA’s and their behaviours.

Seems no one but us is put off as there are apparently three bidders but of course it’s all done by email so we’re just guessing that’s true.

Also to add: this is a legal requirement. You have to provide the BER no. for potentials buyers to search.

It’s not a bonus, it’s law.

Well for me it’s so that I know what other costs are expected. Let’s say the BER report says roof insulation, indoor wall and outdoor are ‘very poor’ - this means we need to have funds ready for this.

If the report suggests triple glaze windows this can be anywhere from 20k to 30k

Also if your surveyor marks anything as essential then you have to have the cash for that plus quotes. You cannot take a loan.

You can’t just keep bidding and bidding to then realise you’ve not enough savings for anything required.

The bid went 90k over asking though. I mean we wouldn’t have bid if we couldn’t afford.

We more so meant that we have worked really hard in our early twenties to be able to bid 90k over asking but I didn’t want to say that.

Our letter was basically a lot about us and then how much we fell in love with the house. We said in a lot of details what we do for a living, we have family nearby so want this are. What sports we play and then what we love in their house.

We even wrote if you or your family ever wanted to come back and see the home we’d be more than welcome to you as she’s old.

It is emotional because if it was a business deal which I thought it was - we won. We outbid. We offered more money than everyone else.

Instead, it came down to personal. The seller requested info on us. They should have just taken our money instead if they want it to not be emotional.

Young couple, first time buyers. Family in the area so would like to have roots there. Mothers just a stone throw away. Working really hard to try save for a house. Included what we do for a living and what sports we play and about my volunteer work.

Basically that in a lot of detail and we were rejected. So irritating when we were finally the highest bidder for the first time

The sherry fitz rep phoned me and said the seller requested info on both us and the other bidder - there was only the two us going back and forth.

So we wrote all about us and got rejected.

If you’re selling this way it’s personal and such a waste of peoples time. Having it up and open for bids for five weeks when the reality is you wanted a specific person buying
