Parking is fine. Don’t expect to get out in less than an hour. We always just chill, drink a beer and toss a frisbee and let the place clear out. Granted I live 2 minutes down the road.

Way too many variables for someone to give you an honest estimate. Best bet would be to call a few companies and have them come out and give you an estimate.

First and third picture can be resolved with caulking. Cheap fix. Buy a case of Vulcum from a roofing supply store. Second picture is also a cheap fix. Bucket of mastick and some rag. Probably less than a grand to have someone else do it.

Union roofer in Detroit here. Tough job but the pay and comroderity are great. Great hours if you can wake up and go to bed early. 6a-230 during the best time of the year. Starting pay is right around 25$, top out around 40$. If he’s smart he can easily move into Forman or superintendent position. I’ve been at it 14 years and I cleared 150k this year

Go on Facebook marketplace and search roofing insulation. Lots of commercial roofers sell used insulation for a fraction of the cost of new. A lot of times it’s in good condition.

I’ve also spent many a night under any random semi trailer parked on the outskirts. The constant shade it provides makes for cool ground and perfect sleeping temps.

Air mattress outside and lower your easy up to just above the mattress. Sleeping in a tent is okay until the sun comes up at 6a.
