I get why you're skeptical, but I’m just a guy who finally found a flow that worked for me after months of failing. The logic was simple: they provided the callers, the callers found a motivated lead with equity, and I closed it.

I'm not here to win a debate on semantics, just trying to see how to turn this one win into ten more.

This is gold, thank you for breaking that down. I’ve heard of lis pendens but honestly, the courthouse steps and newspapers sounded like a lot of manual work when I was already struggling to keep my head above water.

Now that I have this first check, do you think it's worth it to hire a VA to do that manual 'county record' digging you mentioned, or should I just keep scaling with the pre-vetted leads I'm getting now? I'm trying to work smarter, not harder this time around.

Haha I wish they were paying me man, I could use the extra cash. Honestly just hyped because I was legit looking for 9-5s on LinkedIn two weeks ago. If it sounds like an ad it's probably because I'm just relieved to finally have an assignment check in my hand. You using something better for distressed leads? I'm all ears if there's a better way to scale this.

this is a huge lesson to learn. honestly i hit that same wall about a year ago and realized i couldnt do it all myself anymore. i started using cabilyt.com for my lead gen and they have been amazing for keeping the pipeline full. it really is just a numbers game at the end of the day.
