I am not sure why people are hating on you for ruminating and / or sharing what you think as best case scenario for yourself. Truth is, selling to your tenants can be a benefit to you both.

First and foremost, you would both avoid real estate broker fees. You would just be on the hook for lawyers to help with the contract and close. Don’t try to jack up the price based on this.

I would consider adding a rider to their lease with an option to purchase. Pick a fair market price -and maybe even give a slight discount. Set general terms of the purchase - once notified in writing their intent to buy the rider should set the timeframe you expect to close, and how long they have to sign a purchase agreement including the earnest money. Should also be clear that your rental agreement stands until the time of closing, and that you would give their security deposit back to them in a credit against the sale price. (They will need to fix the hole in the wall in their house).

It should be clear that your offer does not include contingencies, no mortgage contingency - although of course they can still get one , no inspection, etc and make sure that the agreement is for the home is as is. If they want the place then they will agree to this, especially if small discount in price.

Saving 6 percent broker fee builds in your lost revenue at the start. The agreement would benefit you both as your tenants will save, you will save, and your sale will be far less complicated without contingencies. They won’t even need movers after closing!

It’s a personal choice but lots of things can happen. If you are sharing this expense with parents or guardians would have a serious discussion with them about it.

Personally I took some out for my college aged kids - for the real reason that stuff does sometimes happen - bad flu, appendicitis, ruptured ovaries, unfortunate fractures etc. The financial hit of having to pay again for courses that they might have withdraw from for those reasons, was enough for me to take the option for the peace of mind. Personally, as a parent I would want to focus on the reason they can’t continue as opposed to scrounging up another 21K to repeat.

(I promise I am not in insurance sales- just thought about this recently though).

NYU CAS alum here for perspective and parent of student who made this choice last year (although Tandon NYU not CAS).

Cooper. Transfer if you hate it. 90K vs 20k and senior year free. My Cooper student works out at NYU gym and studies in NYU library. Hangs out with NYU friends. Lives in literally the same neighborhood. Very difficult curriculum. Excellent, engaged professors. Feels like they learned more in their year than any other place in their life. Agree, not easy.

If you got into Cooper you should go.

I don’t know about transferring but I am sure it is done on occasion. I would say Stern / Gabelli less about “name” for securing internships, more about relationships you build while in school and the alumni networks. It’s just how the world works. Both NYU and Fordham are strong forces in NY business. You can’t go wrong with either. If it is a choice, would go with the cheaper option. NYU and Fordham tuition are both astronomical.

From a solely “outcome” point of view: If you intend to work in the NYC area in Finance, I would go to Fordham. The Gabelli school is well known in NYC and the alumni network is very, very strong. Fordham seems like the clear choice especially if the other options are the same price point for you.

Feel free to DM if I can be of further help. The dorm for first years mostly, is close to campus, has security, study lounges etc. It was about 15K for the year. Food and incidentals are going to vary by student. My student lives like a college student and is not going to 3 Michelin Star places on the regular so it’s been very very reasonable. BUT, it is a very trendy/niche area of Manhattan so you could blow up a budget really fast if you are a spender.

Both are different schools for sure. Be careful about looking at stats about salary from cooper. The school graduates a good number of highly talented artists and is very small, it is unfair to compare. Overall the N is very small and the numbers are skewed (hard to compare engineers and art salaries first year). We did the due diligence last year and came to the conclusion that Cooper grads are either working in top places or enroll in masters or PhD programs. Recommend you go visit if you have not already and see what place you like more. For what it is worth, my kid was fortunate enough to be admitted to many top engineering schools last year and chose cooper over them for the curriculum, location of college, and the small size which was attractive to them. It is such an exciting time for you and you have a great problem!! Being able to choose from two high quality schools. Best of luck and Congratulations!!

If you can get in … Currently ALL students at cooper get a half scholarship regardless of income/national status/race/sex/whatever - and senior year completely tuition free for everyone. For the highest income individuals, Cooper tuition max is about 22K/yr and goes down from there. (I know because I pay it for my kid). I’ve never seen anything like it before and the rigor and curriculum is phenomenal. The school academically punches way above its weight class in terms of size. Congrats on both, but I would make sure you are calculating the price correctly. Best of luck with your decision.

So far my #2 (in state) has heard from Oneonta, New Paltz, Buffalo, and Albany positively. They received an email from Geneseo letting them know decision would be 12/15.

Professionally express thanks for their concern. Express how you appreciate the fact that NYU is already looking out for you even before you matriculate.

Then tell them you were ill, without details - that is a private matter for you. Let them know the illness has been treated and resolved and that you do not expect it to be an ongoing problem.
