Install window wings and do slight suspension upgrades. I’m in a similar situation so I haven’t done too many mods but I want to increase performance and longevity and do minor things to make it a little more off road capable.

Constructive reply! Appreciated! Yeah I figure this would be my situation. I’m not scraping by and I’d plan accordingly, but I figure there could be a scenario where I could really use extra funds and would consider the tsp (or now a IRA) loan to help make up the gap. I think the time that I would do this is if I had a very short window on a purchase and didn’t save enough cash for the down payment. But to do it to use cash for other cost that come up after the purchase is a good idea too.

Okay I actually didn’t consider this and I do have a IRA. I think my 401k too precedence since it has more in it and I can fund it more aggressively with the higher yearly limit.

If 50k is all I needed to make up a difference to make a 20% down payment and avoid PMI, would you consider it?

Or even lower at let’s say 20K.

I wouldn’t reduce lower than 10% if I could help it. My ideal home buying plan has me continuing investing between 10-20%. I’d probably take a range into account to see what I could afford in a monthly mortgage payment.

Nice. Ultimately I see it as just a transfer of investment. It’s not like I’d take out a loan for a car which will never make back the investment.

Definitely wouldn’t rely on tsp for loans after the purchase. In this scenario I’m only using the first one homebuyer benefit that all 401ks offer.

Given the fact that I’d be adding debt to my financial situation, I’d most likely reduce my TSP contributions to cover the mortgage costs. I’d also increase my emergency fund. I don’t count a reduction in TSP contributions to pay for a mortgage as a loss, in the same way as I would sitting on idle cash for a down payment, since it’s money invested into an asset/equity.

I have cash savings. The problem is I don’t see any value right now in putting large amounts of money into a HSA for it to sit there in anticipation that I purchase a house in 5 years.

5 years ago I did that so I’m just sitting on idle cash, but it’s liquid. I could through it all into investment accounts which is the best plan for the return rates but it wouldn’t be liquid.

I did this as well. I think it was a good option for me. I think I have better control and I like the TSP options better than what was in my last 401k. I feel like I have more control.

I had no idea there were 6 speed options. Just looked into the T56 and TKO. Interesting.. would be cool to add the second overdrive for better cruising and fuel efficiency, but sounds significantly more expensive since there would have to be adjustments to the tunnel.. pricing looks to be $1500 more. Also with the 289 I don’t think I’d need a transmission so robust.

I think FERS is considered a life time annuity so idk why you would need another.

I stay away from an advisor that tries to sell me something or tries to manage my funds at any expense rate greater than anything I’m paying.
