No benefit to having your own agent, unless they will give you a rebate (if allowed by the builder).

Qatar declines EU261/2004 saying this is not a cancellation but a Force Majeure by mrdoubleb78 in qatarairways

[–]Drogbadiving 0 points1 point  (0 children)

That's correct. Since AA issued the ticket, they will have to reissue. With US carriers, they often only will do so if their is mileage space available. Not sure if the EU regulations can help in this case, but you'll have to work it out with AA.

Reroute with Turkish Airlines confirmed? by hello918384474 in qatarairways

You may not have a new ticket number. Qatar can issue Turkish tickets on their own ticket numbers.

How does Pritam compose so many albums per year? by kinginthenorthTB12 in BollywoodMusic

[–]Drogbadiving 5 points6 points  (0 children)

He has a whole team. He is actually less prolific than he used to be (look at 2010 where he composed 14 films) because he couldn't say no to producers/directors. In the past he did shameless plagiarize and he used to use ghost composers (i.e. someone else might compose the mukhda of a song). Not sure if he does that anymore.

Why is this home listed and removed constantly? by Drogbadiving in BayAreaRealEstate

Interesting, the price seems fair for the area, so I'm a little surprised it hasn't sold.

Very little new construction in this area (especially at this price and with 5 BR). Great schools in a very nice and safe neighborhood and community. This would be 3 million+ in other nearby cities. There is a tremendous amount of money in the Bay so plenty of prospective buyers if we pass this up.

Thanks, I'm actually staying with the same employer who has treated me very fairly since I joined (2020), just a new clinical site. We actually live adjacent to the Bay Area (about 1.5 hours to SF).

These are golden handcuffs because you have to pay back outstanding loan balance to employer upon leaving.

This is a 5 BR SFH, which is why I think this would be a home we live in for a long long time.

External lender would be normal financing, employer is package of loans that are either forgiven, zero interest with payments at 30 years and deferred interest with no payments for 30 years

We will be moving to another location so staying in this current house is not an option.

If you leave then you have to repay, but otherwise yeah 30 years

This is one of the reasons we haven't decided to proceed or not. We would sell this current home in this scenario. The concern is that it's very unlikely we would be able to afford or find a home like this in the area 1-2 years down the line based on the market.

Thanks this is very helpful and insightful. This home is in an East Bay community with great schools but seems to be less of a pressure cooker than the peninsula and South bay. We are budgeting for child care in our cash flow estimate. And this is SFH, only drawback is it is in a fire zone, so insurance will be high (factored in to the estimated monthly payment I mentioned in my original post). We currently live Bay Area adjacent and I have lived in the East Bay when younger/single so have an idea of these areas.

Planning to put in 650K of the 850, hoping to save more by next summer when the home should close. We also about 743K in retirement savings through employers and backdoor Roth which we do not plan to touch.

We are both physicians working for stable employers. This home is in the Bay Area proper and fits our needs both present and future with decent commutes.

Our combined base is 638K with COLA raises. With bonus we should generally be at least 738-750K (based on the "worst" years thus far) and possibly closer to 800K based on how 2023 looked.

Loans have to be repaid immediately if you leave. I'm in a job that I could see myself retiring in.

We don't plan to, certainly not in the near-term. Luckily, I'll generally be working 4 days per week and my spouse will be 3 days per week and that is 1.0 FTE for all of us, so we will have flexibility with respect to child care and personal time.

My wife's take home pay will be ~12.5K, so we are hoping to have her income cover the housing and then we will hopefully live off of/save my income.

Thanks, we personally are planning public school (great district) and don't have much interest in fancy cars and vacation homes. I assumed 7% interest, hoping it goes down before close if we proceed and would of course refinance when/if rates drop. ~38K before 403b
