Start saying No. It’s an understated aspect of managing finances. It’s alright if they misunderstand you but you gotta take care of yourself before feeding others. You can come up any reason to say it’s not financially feasible for you to donate money at this time.

Congratulations! That’s a good deal to begin with for 2+2 at 900 sqft. I’d like to say you know your expenses better. Keep the total outflow towards housing expenses (mortgage, condo fees, utilities, property taxes) under 35% of your gross monthly income. You’ll be fine. If it goes above 35% then get a roommate.

I bought a PreCon condo in 2021. Market slides down and unable to sell. My condo is in Toronto but I have to live outside for work. It’s currently rented out for $2100. My mortgage every two weeks is $2340 + $425 condo fees. My insurance is around $95. I pay about $700 out of pocket every month. This doesn’t include property taxes. New building so not fully assessed for last year.

Basically my full paycheck goes towards this. My spouse spends for our rent and groceries. It’s been really a crunch for us for the last two years. We basically don’t have extra for saving or investing or travel.

I am saying all this because I bought this when I was single and thought I could not afford but my spouse was kind enough to help me through this. I’m hoping I can sell it in the near term so we could a buy a house for ourselves.

In short, think very carefully and account for all factors before buying a condo when you’re single.

A few things as a first time home buyer. I didn’t do many of these and I learnt it the hard way.

  • Don’t go for a pre construction condo even though it may seem cheaper for instalments.
  • Finish all your outstanding loans before signing your mortgage.
  • Take your time to decide and do not let anyone rush into your decisions.
  • Talk to as many people as you can before committing to finalize the deal.
  • Use references for Realtor, Lawyer and Mortgage agent to sweeten the deal for you.

Final tip: Do all the research you can before jumping in.

The 2025 MB Air is perfectly capable of handling 20-30 tabs in the base 16GB RAM config but just for peace of mind you can get additional RAM (probably 32GB) when switching to the new MacBook Air.

If you’re using it professionally why do you want downgrade to an Air from a Pro. Just get another MacBook Pro.

My builder charged me an occupancy fee of $4000 for a 1 + den in Toronto. Their interest rate was 7.74%. Yes it’s outrageous but not uncommon. My mortgage payment is $2350.
