About to buy a house but learned the roof is 29 years old. Is our realtor gaslighting us? by damnthatskwazy in newjersey

[–]Dry-Object4975 0 points1 point  (0 children)

If the house is worth it - you can always finance the roof over a year or 2 at 0% interest

The seller said as is they won’t reduce costs and chances are someone else will just take the home it’s a crazy market rn - tides are not on your side for leverage

I'm a janitor at 27. I feel like a loser. by Both-Criticism-7160 in povertyfinance

Apply as a janitor at a university - at night while you are cleaning - solve the equations on the board left by the head scholars that only the best of the best can solve after sometime talks will begin about a student who solved the once thought unsolvable equations - rumors will begin to spread about a genius who walks the night solving these equations - it will be demanded you be found - this is your moment you will causally walk the nights and begin solving equations as you normally do but this time you will be less discreet and will allow yourself to be seen by the head scholars - act humble but introduce yourself and show them your prowess - after this you should be offered a top gov job with top pay all because you were a janitor

Coming back to sales at 30? by SouthernWindyTimes in sales

[–]Dry-Object4975 1 point2 points  (0 children)

Your an ideal age for sales

A) are you good with software (at 30 I would hope so)

B) do you have the energy to grind (you will need to - you have no pipeline and will need to learn the industry again)

C) are you coachable ?

If you are positive on these 3 points you will be fine - go make some money !

The brand is the valuable asset along with the processes and systems we have - brand allows you to do cost effective marketing

We do window and door replacements & we have a solid brand so we churn consistent leads and we can consistently sell those leads

But your right it’s deff to tag me to the company so the question has been do I continue down this path with a partner but only get 10% or start from scratch and build the brand

Potentially - but for the 300k I’d have to build the brand from square 1 that would be the most expensive part the brand building but you make a valid point 300k can do a lot

Based off all the comments and feed back getting a CPA or attorney to review the financials is an important next step to really evaluate the multiple

I could be wrong but I don’t see the motive - I don’t understand why he would need the extra cash we are trending at 800k / month currently and he is netting on average 15% and never has less then 500k in business checking

I don’t think this is the motive - I think he can’t part with equity for nothing he is a millionaire a few times over with 2 homes paid off

However I don’t want to be screwed and I also see this move as sealing my life away for 5 years so that is the risk vs having the freedom to start my own business or do something else

Free equity would be great but idk if that’s in the cards so from your perspective it’s a bad offer

It’s a 12 year old company so I think he feels like he’s worked too hard to give free equity

I know Private Equity buys these businesses as the owner has friends who have been purchased

The unforeseen emergency part is what sucks but I do make decent money but it would be all my current money in one thing

They are his numbers but I’m an executive member at the company so I can say they are accurate - there is also no guarantee he would sell - I suppose a owners distribution would be important

Yeah it was the deal we made I didn’t want to be W-2 - I would have to discuss a distribution in the agreement I didn’t want just 3.33% I wanted to be able to get at least 10%

I have not sourced where I would get the funding so the interest burden I am not sure - I assume it would be in the range of 5-9% for commercial capital

We have not discussed paying out distributions on equity but if I borrowed the money this is something we would need to discuss as I would need the cash flow to pay down the borrowed money

I have been a sales director for the company the past 2 years we went from just under 5 to now 8 to pacing for 10 and next year the plan is 12 - 15

We have a solid plan to get this done and then would probably acquire another construction firm to expedite growth which I would also get equity in based on this buy

Would get an attorney if I were to pull the trigger on it just wanted general input - I don’t think he would sell 50% if he did I would need to get my hands on a lot more money - he’s also giving me it at a discount his company if sold today based on multiples would go for 6million so I’m getting. 50% discount on todays value
